HomeMy WebLinkAboutR-80-0709lict' ' 1711 f E FOLLU'vC i RESOLUTION NO. 8 0 - 7 09 A RESOLUTION GRANTING A ONE YEAR EXTENSION OF A VARIANCE AS LISTED IN ORDINANCE N0. 6871, ARTICLE XV, SECTION 6, TO PERMIT CONSTRUCTION OF AN APARTMENT HOTEL COMPLEX (PLAZA VENETIA PHASE II) ON TRACT "B"; OMNI INTERNATIONAL (102-3) BEING BLOCK BOUNDED BY NORTH BAYSHORE DRIVE, BISCAYNE BAY AND NORTHEAST 16th STREET AS PER PLANS ON FILE, SAID COMPLEX TO CONSIST OF A HOTEL TOWER 305 FEET IN HEIGHT AND AN APARTMENT TOWER 352 FEET IN HEIGHT INCLUDING PARKING STRUCTURE FOR BOTH TOWERS (300 FEET MAXIMUM PERMITTED INCLUDING PARKING STRUCTURE) AND SUBJECT TO PROVIDING A PROPERLY PREPARED SITE PLAN WITH THE FINAL BUILDING PLANS; SAID SITE PLAN TO INCLUDE DETAILED IMPROVEMENTS IN THE PUBLIC RIGHT OF WAY , APPROVED BY THE DEPARTMENT OF PUBLIC WORKS, PRIOR TO APPLICATION FOR A FINAL BUILDINC; PERMIT, AND SUBJECT TO WAIVER OF HEARING FEE BY THE CITY COMMISSION; ZONED C-3 (CENTRAL COMMERCIAL). WHEREAS, Article XXXI of the Comprehensive 'Zoning Ordinance No. 6871, permits an extension of a variance by the City Manager, with approval of the City Commission for a one year extension, and WHEREAS, the City Manager recommends the extension of the variance granted by Zoning Board Resolution ZB 30-80; NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF "DOCUMENT INDEX THE CITY OF MIAMI, FLORIDA: 9 i� ITEM NO. The request for a one year extens o� n of the variance granted from Ordinance No. 6871, Article XV, Section 6, to permit construction of an apartment -hotel complex (Plaza Venetia Phase II) on Tract "B"; OMNI INTERNATIONAL (102-3) being block bounded by North Bayshore Drive, Biscayne Bay and Northeast 16th Street, as per plans on file, said complex to consist of a hotel tower 305 feet in height and an apartment tower 352 feet in height including parking structure for both towers (300 feet maximum permitted including narking structure) and subject to providing a properly prepared site plan with the final building plans: said site plan to include detailed improvements in the public right-of-way, approved by the Department of Public Works, prior to application for a CITY COMMISSION MEETING OR S E P 2 5 1980 iaaowraN ao,,,,S„Q,•,�,�� 9 to'1 final building permit, and subject to waiver of hearing fee by the City Commission; zoned C-3 (Central Commercial), be and the same is hereby granted. The Ordinance further provides that the City Manager may, after review and determination that substantial progress has been achieved by the applicant in terms of project planning, extend the expiration date of the Variance for an additional period of time not to exceed one year, subject to approval of the City Commission. This'Department finds no objection to the granting of the extension of time for this Variance. We are requesting the City Attorney's office, by copy of this memo, to prepare the proper RESOLUTION for this extension. cc: Law Department NOTE: Planning Department recommends approval of extension. APPROVAL IN ACCORD WITH THE PLANS ON FILE. The existing height limit in this district has been set aside on numerous occasions with the Department's recommendation. Height per se is not a problem when accompanied by supplemental regulations. Downtown studies have recommended the removal of the maximum height limit.
