EVANSTON HEI(:M (1-56), BEING 1951 WEST
FLAGLER STREET, AS PER PICA"IS OM FILE,
PROVIDING 19 OF 25 REQUIRED OFF-STREET.
PARKING SPACES; ZONED C-4 (01'.M11 tAL COMMERCIAL),
WHEREAS, the ltlami Zoning Board at its meeting of
September 22, 1980, Item No. 4, following an advertised hearing,
adopted Resolution No. 7B 179-80 by a 5 to 2 vote denying variance
as hereinafter set forth; and
WHEREAS, the applicant has taken an appeal from the
denial of the variance to the City Commission; and
WHEREAS, The City Commission notwithstanding; the
denial of the Zoning Board, and after careful consideration of
this matter finds that due to peculiar circumstances affecting
this parcel of land, practical difficulties and unnecessary
hardships would impair the owner's right to the reasonable use
of the property without the variance granted as hereinafter set
.forth,

THE CITY OF MIAMI, FLORIDA;
Section 1, The request .for a variance as per Ordinance
No. 6371, Article XXIII, Section 4(27), to permit construction of
a second floor storage addition to the existing; building on.., Lot 20
less S5' ; Block 5; EVANSTON EIEIGHTS (1-56) , being► 1951 West ,

PLAI'MING DEPT. DENIAL. There is no hardship which justifies granting the
requested parking variance. Parking is already a problem
in the area and a waiver of parking will only contribute
to the congestion. Zoning regulations should be met and
the required off-street parking should be provided within
300' of the site if a second story is added.
PUBLIC ;JOR}:S Dedicate the south 5 ft. Lot 20.
D.O.T.T. The DOTT has no objection to this proposal, if there
are no objections from the abutting neighbors as to
lack of parking in the area,
