RESOLUTION NO.
A RESOLUTION GRANTING A CONDITIONAL USE AS LISTED
IN ORDINANCE NO. 6871, ARTICLE V, SECTION 1(6)(h),
TO PERMIT A DEVELOPI?RNT OF A PLANNED UNIT NATURE
(PUN) ON LOT 22 AND PART OF LOT 3; SILVER BLUFF
1ST AMD (1-153) , BEING 1715 TIGERTAIL 'AVENITE, AS
PER PLANS ON FILE, CONSISTING OF 3 DETACHED SINGLE
FAMILY DWELLING STRUCTUES; ZONEP R-1 (SIIIOLF
FAMILY) DISTRICT.
WIIEREAS, the Miami Zoning Board at its meeting of
September 8, 1980, Item No. 4, following; an advertised hearing,
adopted Resolution No. 7,B 163-80 by a 4 to 2 vote (1 member absent)
recommending denial of a conditional use as hereinafter set forth;
and
W3-IEREAS, The City Commission notwithstanding the
Zoning Board's recommendation for denial of said conditional use
deems it advisable and in the best interest of the general welfare
of the City of Miami and its inhabitants to recommend approval of
the conditional use, as hereinafter set forth;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE
CITY OF MIAMI, FLORIDA:
Section 1. The conditional use as listed in Ordinance
6871, Article V, Section 1(6)(h), to permit a Development of a
Planned Unit Nature (PUN) on Lot 22 and part of. Lot 3; SILVER BLUFF
1ST AMD (1-58), being 1715 Tigertail Avenue, as per plans on file,
consisting of 3 detached single family dwelling structures; zoned
R-1 (Single Family) be and the same is hereby granted.

REQUEST Conditional Use to permit a Development of a
Planned Uni6 Nature (PUN) on above site as per
plans on file, consisting of 3 detached single
family dvielling structures.
RECOMMENDATIONS
PLANNING DEPARTMENT APPROVAL in accord with the plans on file. The
proposed development meets the intent of a PUN.
The three residences have been designed to optimize
the use of the property. A private drive provides
common access and each unit has its private open
space and a minimum of two parking spaces. All of
this has been designed around the existing large
oak trees on the site which will remain.

Gentlemen:
The Miami Zoning Board, at its meeting of September 8, 1930, Item #4,
following an advertised Hearing, adopted Resolution No. ZB 163-80 by a
4 to 2 vote (1 member absent) RECOMMENDING DENIAL of Conditional Use as
listed in Ordinance 6871, ARTICLE V, Section 1(6)(h), to permit a Develop-
ment of a Planned Unit Nature (PUN) un Lot 22 and part of Lot 3; SILVER
BLUFF 1ST AMD (1-158), being 1715 Tigertail Avenue, as per plans on file,
consisting of 3 detached single family dwelling structures; zoned R-1
(Single Family).
Twenty -Seven objections received in mail; Ten objectors present at
ZB meeting.
A RESOLUTION to provide for this Conditional Use has been prepared by
the City Attorney's office and submitted for consideration of the City
Commission.
