EXPLANATION The applicant desires to expand the existing business located on N. 11. 22nd Avenue to the east due to increased business demands. RECOt D1ENDATION PLANNING DENIAL. The proposed rezoning is not in confor- DEPARTMENT mance with the Comprehensive Neighborhood Plan which designates this site for low density resi- dential uses. General commercial (C-4) zoning would allow uses such as light manufacturing and welding shops which are not compatible with the existing residential uses. Such uses would also not be compatible with the pedestrian, traffic generated by the school on the north side of NW 3rd Street. ZONING BOARD Since the City already has ample land which is commercially zoned, as evidenced by the amount of vacant or underutilized commercial property, commercial development should be restricted to these existing districts. Deferred to November 26 on October 1, 1979 to have the applicant get together with the neighbors to reach a compromise.
