An FAR bonus of .702 should be granted bayed can the develop-
ment's propo5nd amenities and in accord with ARTICLE XI-2,
Section 5(2) of the Zoning Ordinance.
The unusual shape of the site does create a hardship in
terms of meeting side yard setbacks. The requested side
yard varianc s are justifiable if the FAR is reduced to

approximately 45' to equal 195' height and reducing the
required setbacks to approximately 57'). With such a
reduction, the requested variances ';lould be justified
based on the fact that the average setbac'; provided
