DENSITY MULTIPLE) TO C-4 (GENFRAL COMMERCIA11) ,
AND BY MAKING THE NECESSARY CHANGES IN THE
''ZONING DISTRICT MAP MADE A PART OF SAID
ORDINANCE NO. 6871, BY REFERENCE AND
DESCRIPTION IN ARTICLF III, SECTION 2,
THEREOF, CONTAINING A REPEALER PROVISION
AND SEVERABILITY CLAUSE.

WHEREAS, The Miami Zoning Board, at its meeting of
December 1, 1980, Item No. 7, following an advertised hearing,
adopted Resolution No. ZB 226-80, by a 7 to 0 vote RF.COn'.MENDINC,
DE;IIAL of a change of zoning classification, as hereinafter set
forth; and
G;HEREAS, the Citv Commission notwithstanding; the denial
of the Zoning Board finds that the use will not be detrimental or
injurious to the character of the development of the immediate
neighborhood.
1401-1, THEREFORE, BE IT ORDAINED BY THE COMMISSION OF THE CITY
OF MIAMI, FLORIDA:
Section 1. Ordinance No. 6871, The Comprehensive Zoning
Ordinance for the City of Miami, be and the same is hereby amended
by changing the zoning classification of Lots 7 and 8; Block 2;
TRAJUNE PARK (1412), being approximatelv 4201 Southwest 7th Street,
from R-3 (Low Densitv Multiple) to C-4 (General Commercial) and by
making the necessary changes in the zoning district map made a
part of said Ordinance No. 6871, by reference and description
in Article III, Section 2, thereof.
Section 2. All ordinances, code sections or parts thereof
in conflict herewith, insofar as they are in conflict are hereby
repealed.

Should anv part or provision of
this Ordinance
be declared by
a Court of
competent jurisdiction
to be invalid,
the same shall
not affect
the validity of. the Ordinance
as a whole.

C-4 (General Commercial).
RECOMMENDATIONS
PLANNING DEPT. DENIAL. The proposed change of zoning does not meet
any of the requirements for rezoning established under
ARTICLE XXX, Section 9 of the Zoning Ordinance. There
has been no significant change in the land use pattern
in the area. The majority of the properties located
along this portion of S.11. 7th and 3th Streets are
developed with single-family residences. C-4 zoning
would permit uses (such as auto repair and light
manufacturing) which would not be compatable with any
of the residential uses including the adjacent low
density multiple family development.
Such a rezoning would not conform to the City's
Comprehensive Neighborhood Plan which specifies that
this portion of LeJuene Road (on both the East and
West sides) remain under low to moderate density
residential development. It would also increase the
amount of strip commercial zoning in the City...
complete with all the adverse impacts such as multiple
driveways onto major arterials and lack of a cohesive
design.
PUBLIC WORKS No dedication is requested for Change of Zoning.
ZONING BOARD ZB 226-80 RECOMMENDED DENIAL by a 7 to 0 vote
on December 1, 1980.

The Miami Zoning Board, at its meeting of December 1, 1980, Item #7,
following an advertised Hearing, adopted Resolution No. ZB 226-80 by
a 7 to 0 vote RECOMMENDING DENIAL of a Change of Zoning Classification
of Lots 7 and 8; Block 2; TRAJUNE PARK (14-12), being approximately
4201 S.W. 7th Street, from R-3 (Low Density Multiple) to C-4 (General
Commercial).
Seven objections received in the mail; five objectors present at
Zoning Board meeting. One proponent present at Zoning Board meeting.
An ORDINANCE to provide for this Change of Zoning has been prepared by
the sty ttorney's office and submitted for consideration of the City
Commission.
