Section 1. The Plat entitled "VENAGO SUBDIVISION", being -
a resubdivision of portions of Blocks 3 and 4, "BRADDOCK'S
SUBDIVISION NO 411, according to the plat thereof, as recorded
in Plat Book 3, at Page 61, of the Public Records of Dade County,
Florida, all lying in Section 35, Township 53 South, Range 41
East, City of Miami, Dade County, Florida, which by reference is
made a part hereof as if fully incorporated herein and the dedi-
cations as shown thereon together with all existing- and future
planting, trees and shrubbery on said property to the perpetual
use of the public, are hereby accepted and confirmed by the City
of Miami, Florida.
Section 2. The Covenant To Run With The Land executed
by CORO INVESTMENTS, IN'C., and VEN-AIMMICAN ENTERPRISES, N.V.,
postponing the immediate construction of full width improvements
on N.W, 17 Street until such time as required by the Department

The Department of Public Works recommends
the approval of the plat by the City Com-
mission of Miami, Florida, and certifies
its correctness as to form.
The proposed record plat entitled VENAGO SUBDIVISION is a
replat ofportions of Blocks 3 and 4, BRADDOCK'S SUBDIVISION
No. 4 (3-61) and will consist of two (2) tracts having a total
area of 5.75+ acres. It is zoned R-5.
This plat is being forwarded to your office for City Commission
action.
Also attached are the following itemized papers necessary to
present the Plat to the City Commission of ;Miami:
(1) Resolution accepting the Plat
(2) Print of proposed Record Plat
(3) Agreement form pertaining to subdivision improvements
(4) Covenant postponing immediate construction of certain
subdivision improvements
(5) Opinion of Title
(6) Memorandum from the Department of Planning
pertaining to landscaping requirements
(7) Memorandum from the :Miami -Dade Water and Sewer Authority
pertaining to water mains and appurtenances

REPORT OF PROPOSED RECORD PLAT OF
VENAGO SUBDIVISION
A SUBDIVISION IN THE CITY OF MIAMI, FLORIDA
The accompanying Plat entitled VENAGO SUBDIVISION was
prepared by E.R. Brownell & Associates, Inc. It is in correct
form for submission to the City Commission and is forwarded with
a recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is a replat of portions of Blocks 3
and 4, BRADDOCK'S SUBDIVISION NO. 4, (3-61) and will
consist of two (2) tracts having a total area of 5.75+
acres. It is zoned R-5.
(2) The location of the streets and the widths conform with
the standards of the Department of Public Works of the
City of Miami, Florida.
(3) As certified to by E.R. Brownell, Registered Land Surveyor,
this Plat complies with the plat filing laws of the State
of Florida.
(4) The City Zoning Board of Miami, Florida, after Public
Hearing, has recommended the closing of N.W. 18 Street.
This action was confirmed by City Commission Resolution
No. 80-322.
(5) By authority of Resolution No. ZB 91-80, adopted May 5, 1980,
the Plat was recommended for acceptance by the City Zoning
Board of Miami, Florida.

(6) The attached Certificate of Title Examination dated
August 13, 1980, signed by Linda Koobtick Adler, Attorney,
indicates that the fee simple title to the property platted,
is correctly vested in GORO INVESTMENTS, INC. AND VEN-
AMERICAN ENTERPRISES, N.V. and the Plat has been correctly
executed.
(7) The area platted is encumbered by mortgage and the mortgage
holder s have executed the Plat and joined in its dedica-
tions.
(8) In accordance with the requirements of Chapter 54, Section
54-20, of the Code of the City of Miami, an Irrevocable
letter of Credit No. 18115-U in lieu of a performance bond
or cashier's check in the amount of $118,400.00 has been
signed by Theodore Kuhn, Senior Vice President of and for
National Bank of Miami, in favor of Related Housing Companies,
Inc. This letter of credit will accompany the Agreement
between the City of Miami and the Principal to guarantee
the construction of Landscaping, Asphaltic Concrete Pavement,
Valley Gutter, Sidewalk, Curb and Gutter, Storm Drainage
Structures, Rip -Rap Bulkhead and Barricade.
(9) It is recommended that the attached covenant be accepted
postponing the immediate construction of full width
improvements on N.W. 17 Street until the area is more fully
developed.
(10) The location of the property is shown colored in red on the
accompanying copy of a portion of City of Miami, Florida,
Atlas Sheet No. 24.
(11) The attached Resolution has been prepared for the accept-
ance of the Plat by the City Commission of Miami, Florida.

4. The City shall have the right to collect the sum estimated to
construct or complete the improvements set forth in Exhibit "D", said
sum to be estimated by the Department of Public 1•orks of the City,
which shall include engineering ani contingent costs and any damages
direct or indirect, not to e:;ceed 13;a thereof, plus reasonable attorneys'
fees which the City may sustain on account of the failure of the princi-
pal to carry out and execute all of the provisions of this Agreement;
provided further that the City Commission of Miami, Florida, shall have
the right to construct, or cause to be constructed, after public adver-
tisement and receipt of bids, the improvements as provided for in said
Agreement, and in the event that the City Coz-.-miss ion of ;iiami, Florida
e::ercises such right, it shall have the right to collect the final
total costs of said im.prcvements, to -ether with any engineering and con-
tingent costs, and any dz:::;a-,es direct or indirect, not to e•;ceed
thirteen (13r;) percent thereof, plus reasonable attorneys' fees, which
the City M-y sustain on account of the failure of the Principal to carry
ot<t anc e.:ecute the provisions of this Agreement. Said Letter of Credit
is attached hereto as Exhibit "C" and made a part hereof by reference.

corporation, and VEN-AMERICAN ENTERPRISES, N.V., a
Netherlands Antilles corporation
