WHEREAS, Article XXXII of the Comprehensive Zoning Ordinance
No. 6871, permits an extension of a conditional use by the Citv
Manager,
with approval of the City Commission, for a one year period;
and
WHEREAS, the City Manager recommends the extension of the
conditional use granted by Zoning Board Resolution No. 117-80;
NOW, THEREFORE, BE IT RESOLVED BY THE COrTMISSION OF THE
CITY OF MIAMI, FLORIDA:
Section 1. The request for a one year extension of the
conditional use granted from Ordinance No. 6871, Article XI, Sections
2(1) and 3, to permit business or professional offices in the
existing structure on lots 4 and 5; Block 1; GRAND VIEW PARK (5-58)
being 1524 Northwest 14th Avenue as per plans on file; on a lot
5,286 square feet in area (6,000 square feet required) with the existing
structure having 5.4 feet front yard (20 feet required) 6.7 feet
southwesterly side vard (9 feet required) 4.5 feet rear vard at the
narrowest point (20 feet required); zoned R-C (Residential Office) be
and the same is hereby granted.

REQUEST Variance to permit business or professional office
in the existing structure on above site, as per Mans

required), with the existing structure having 5.4' front
yard (20' required), 6.7' SI'ly side yard (9' required),
4.5' rear yard at the narrowest point (20' required)
and providing 2 of 4 required off-street parking spaces.
RECOMMENDATION
DENIAL. Although the area and yard variances could

be justified based on the shape of the lot, there

is no hardship which justifies granting a variance
for the parking. Unless atleast four parking spaces
are provided, the proposed office use will not be
able to function properly and it will create a
nuisance for the neighborhood particularly since
on -street parking is not permitted on 14th Avenue.
Remote parking would have to be provided either
through purchase or lease of land.
ZONING BOARD
Approved on June 9, 1980, all of the variances
except for parking.
