is made a part hereof as if fully incorporated herein and the
dedications as shown thereon to;ether with all existing and
future planting, trees and shrubbery on said property, to
the perpetual use of the public, are hereby accepted and
confirmed by the City of Miami, Florida.
Section 2. The City Manager and the City Clerk are
hereby authorized and directed to execute the plat.

Director of Public Works (For Commission Meeting of
March 17, 1981).
The Department of Public Works recommends
the approval of the plat by the City Com-
mission of Miami, Florid#, and certifies
its correctness as to form.
The proposed record plat entitled SOUTHGATE VILLAS is a
replat of Lots 11 through 20 inclusive, Block 53 N, A.L.
KNO(,1LTON (B-41) and will consist of 14 lots and one (1)
tract having an area of 0.36 of an acre. It is zoned
R-4 and C-5.
This plat is being forwarded to your office for City
Commission action.
Also attached are the following itemized papers necessary to
present the Plat to the City Commission of Miami:
(1) Resolution accepting the Plat
(2) Print of proposed Record Plat
(3) Agreement form pertaining to subdivision improvements
(4) Opinion of Title
(5) Memorandum from the Department of Planning
pertaining to landscaping requirements

REPORT OF PROPOSED RECORD PLAT OF
SOUTHGATE VILLAS
A SUBDIVISION IN THE CITY OF MIAr1I, FLORIDA
The accompanying Plat entitled SOUTHGATE VILLAS was
prepared by Charles D. Webb, Inc. It is correct=form for
submission to the City Commission and is forwarded with a
recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is a replat of Lots 11 through 20
inclusive, Block 53 N, A.L. KNOWLTON (B-41) and will
consist of 14 lots and one (1) tract having an area
of 0.36 of an acre. It is zoned R-4 and C-5.
(2) The location of the streets and the widths conform with
the standards of the Department of Public Works of the
City of Miami, Florida.
(3) As certified to by Charles D. Webb, Jr., Registered
Land Surveyor, this Plat complies with the plat filing
laws of the State of Florida.
(4) By authority of Resolution No. ZB 48-81, adopted March 2,
1981) the Plat was recommended for acceptance by the
City Zoning Board of Miami, Florida.
(5) The attached Certificate of Title Examination dated
January 29, 1981, signed by Murray A. Greenberg, Attorney,
in.3icates that the fee simple title to the property
platted is correctly vested in Dade County and the Plat
has beencorrectly executed.

(6) The area platted is not encumbered by any mortgages.
(7) in accordance with the requirements of Chapter 54,
Section 54-20, of the Code of The City of Miami, Flor-
ida, Dade County has entered into an Agreement with the
City of Miami for the construction of the following
improvements: Landscaping, Asphaltic Concrete Pavement,
Removal of Existing Sidewalk, Sidewalk, Curb and Gutter,
Removal of Existing Curb, Curb, Storm Drainage Structures
and Sanitary Sewers.
(8) The location of the property is shaan colored in red
on the accompanying copy of a portion of City of Miami,
Florida, Atlas Sheet No. 36.
(9) The attached Resolution has been prepared for the accept-
ance of the Plat by the City Commission of Miami, Florida.

AGREE,HENT FOR CONSTRUCTION OF CERTAIN I,IPROVE.IENTS
SOUTHGATE VILLAS
N.W. 6 STREET BETI�EEN 4 AND 5 AVENUES
WHEREAS, DARE COUNTY, a political subdivision of the Sate of
Florida, (hereinafter referred to as the "Owner"), concurrently with
the delivery of this Agreement, has applied to THE CITY OF MIAMI,
FLORIDA, (hereinafter referred to as the "City"), for the acceptance
and confirmation by the Commission of said City, of a certain
proposed plat of a subdivision to be known as "SOUTHGATE VILLAS",
located on N.W. 6 Street between 4th and 5th Avenues, a copy of
which proposed plat is attached hereto and made a part hereof as
Exhibit "A".
WHEREAS, the execution of this Agreement by the Owner does not
waive his immunity from taxes or special assessments; and
WHEREAS, this Agreement when executed will testify to the Owner's
intention to plat and install the required improvements as set forth
herein; and
WHEREAS, the completion of the improvements as set forth here-
in will not be required prior to the acceptance of the plat by the
City Commission.
NOW, THEREFORE, the Owner hereby convenants and agrees with the
City as follows:
1. Within one (1) year from the effective date of the accept-
ance and confirmation of said plat by the Commission of the City, or
prior to the issuance by the City of a Certificate of Occupancy for
the premises, the Owner will construct, or cause to have constructed,
at his own expense and in accordance with standard specifications of
the City, the following listed improvements:
Landscaping, sidewalks, curb and gutters, street pavement,
storm drainage structures and sanitary sewers.
Although one year is allowed for the completion of the afore-
mentioned improvements, it is not in the public interest that such
construction work should be prolonged to the extent that it would
have a disoranizing effect upon the neighborhood. After the work
is started, the Owner hereby agrees to prosecute said work
progressively so as to complete it in a reasonable length of time.
2. The Certificate of Occupancy for any building or build-
ings constructed on the property platted shall not be issued by the
City Building Department until the Owner has fully and faithfully
performed the work in accordance with the terms of this Agreement
and has submitted to the City Department of Public Works a letter
from a Registered Land Surveyor certifying that the Permanent
Reference Monuments indicated on the plat have been installed and
properly placed.
IN WITNESS VHEREOF, the Owner has authorized this Agreement to
be executed this day of A.D., 1981.

to Southgate Villas Townhouses
This letter Agreement will set forth those terms and
conditions under which the Authority will provide water and
sealer facilities and service to 14 proposed townhouses to
be located on Lots 1 thru 10 Block 53N Miami Alk.
The Authority o%..ns and operates a 36-inch water main
and a 18-inch gravity sewer main in NJ.% G Street from
which an 8-inch extension can be made in 12-foot easements
centered on the mains to serve the referenced property.
The Authority's Rules and REgulations stipulate that you
have the subject water and se�•:er main extensions designed,
constructed and then conveyed to the Authority for ownership
and operation.
a. Your engineer must design the water
and sewer construction drawings
according to the Authority's General
Standards and subject to approval
by our Utility Engineering Division.
b. The installation must be done by a
contractor licensed. to construct
pipelines in Dade County.
