REQUEST Variance to permit an addition to the existing

file, providing 51 of 106 required off—street
parking spaces; and also providing 41.55
compact car off—street parking spaces (30%
maximum allowed).
RECOMMENDATIONS
PLANNING DEPT. APPROVAL IN ACCORD WITH THE REVISED PLANS ON FILE
(WHICH SHOW 51 PARKING SPACES ON THE COMMERCIAL
SITE AND32`,"� COMPACT SPACES), AND SUBJECT TO THE
PROVISION OF 55 CONDITIONAL USE OFF-STREET PARKING
SPACES ON LOTS 5 AND 6
The requested variance for off-street parking spaces
is acceptable since the additional 55 conditional
use parking spaces on Lots 5 and 6 will mean that all of
the necessary parking will be available.
The requested variance to allow + 32% compact spaces
is acceptable in light of the proposed amendment
to the Zoning Ordinance which will change the allow-
able percentage of compact spaces to 35 or 4090
(to be heard by the City Commission in September).
PUBLIC WORKS
DEPARTMENT No dedication.
D.O.T.T. RECOMMENDS AGAINST any Variance in the allowed compact
stall percentage.
ZONING BOARD Granted 51 off-street Parking Spaces and 32.41/0
compact car off-street Parking Spaces on September 8, 1980,
Resolution #ZB 168-80.

PLANNING & ZONING ITEMS
ARTICLE XXXI of the Comprehensive Zoning Ordinance No. 6871 provides that
any Variance shall expire six months after the effective date of the Variance
unless a Building Permit or a Certificate of Use has been issued based upon
the Variance. The Ordinance further provides that the City Manager may, after
review and determination that substantial progress has been achieved by the
applicant in terms of project planning, extend the expiration date of the
Variance for an additional period of time not to exceed one year, subject to
approval of the City Commission.
The Planning Department finds no objection to the granting of the extension
of time for this Variance.
We are requesting the City Attorney's office, by copy of this memo, to prepare
the proper Resolution for this extension.

Subject: Extension of Variance to Permit an Addition to the
Building at 550 LeJeune Road
Dear Sir:
The American Welding Society requests an extension for one (1)
year of the Variance granted by the City of Miami Zoning Board
on September 8, 1980 by Resolution No.168-80. A copy of the
Resolution and letter of transmittal to the former owners is
attached.
Plans and specifications for the addition to the existing
building at 550 LeJeune Road have been completed. Bidding of
the job is in progress. However, there is insufficient time
to properly evaluate bids and award a contract by the March 8,
1981 expiration date of the Variance.
We respectively request approval of this request for extension
of the Variance to March 8, 1982.
