REQUEST Variance to permit construction of a 10-unit apartment building on above site, as per plans on file, with 16' side.1treet yard (20' required), 21' side hard (28.75' required), and 27.71 lot coverage (23%' allowed). RECOMMENDATIONS PLANNING DEPT. DENIAL. There is no hardship which justifies granting the requested variances. Adequate space is available on site to allow for reasonable development. This building could be redesinged in several ways to comply with zoning regulations. Unit sizes or the space used for enclosed common areas could be reduced to bring down the lot coverage and to meet the setback require- ments. Another alternative would be to reduce the the building height by 2 stories to toal 4-stories (40'),and thereby bring the lot coverage into comformity. Unless the building is modified to comply with all zoning regulations, the site (which is only the size of two single-family lots) will be overdeveloped and development will infringe on the rights of other property owners in the area and it will create an undesirable situation.
