WHEREAS, thX City of Miami Zoning Board at its meeting
of June 15, 1981, Item vo. 1, following an advertised hearing,
adopted Resolution No. Z$ 106-81 by a 5 to 0 vote (1 member absent)
DENYING Conditional Use as\ hereinafter set forth; and
WHEREAS, the applicant has taken an appeal to the
City Commission, and
WHEREAS, notwithstan

of this matter has determined that\ the Conditional Use requested

REQUEST Conditional Use to permit construction of
a Development of a Planned Unit Nature (PUN)
on above site, as per plans on file, consist-
ing of 8 dwelling units in 4 structures.
RECOMMENDATIONS
PLANNING DEPT. DENIAL. Although the proposed development
meets the standards of a PUN, it has not been
designed according to the intent of a planned
development. The structures have not been
designed to provide meaningful open spaces nor
do they interrelate to one another. Instead,
they have been positioned in a rigid line with
a large parking lot taking up all of the front
of the property. The proposed development
resembles an apartment complex rather than a
duplex development.
The project should be redesigned to provide
more meaningful open space and a better inter-
relationnship between the units. It is possible
that one or two units whould have to be eliminat-
ed in order to achieve this. Such a redesign
should keep in mind the existing character of
the neighborhood and the fact that the zoning is
for detached, duplec development and not for
apartments.
PUBLIC WORKS Dedication required by Plat.
D.O.T.T. D.O.T.T. has no objection to this proposal.

DENIED on 6/15/81 by a 5 to 0 vote.
