HomeMy WebLinkAboutR-81-0737=w RESOLUTION NO'':' 81 ` 7 3 7 A RESOLUTION GRANTING A ONE YEAR EXTENSION OF A CONDITIONAL USE AS LISTED IN ORDINANCE NO. 6871, ARTICLE XV, SECTION 2(8)(f), TO PERMIT STORAGE OF 150 RENTAL CARS ON LOTS 1,2,3,4,5,17,18,19 AND 20; BLOCK 62N: A.L. KNOWLTON MIAMI (B-41) BEING APPROXIMATELY 550 N.E. 2ND AVENUE AS PER PLANS ON FILE IN CONJUNCTION WITH PROPOSED HOTEL AND PARKING GARAGE AND SUBJECT TO REVIEW AT THE TIME THE SECOND PHASE IS GIVEN THE CERTIFICATE OF OCCUPANCY AND SUBJECT TO THE VOLUNTARY DEDICATION OF THE SOUTH 10' OF LOT 17; ZONED C-3 (CENTRAL COMMERCIAL). WHEREAS, Article XXXII of the Comprehensive Zoning Ordinance No. 6871 permitsan extension of a Conditional Use by the City Manager with approval of the City Commission, for a one year period; and WHEREAS, the City Manager recommends the extension of the Conditional Use granted by Zoning Board Resolution No. ZB 18-81; NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI, FLORIDA: Section 1. The request for a one year extension of the Conditional Use granted from Ordinance No. 6871, ARTICLE XV, SECTION 2(8)(f), to permit storage of 150 rental cars on lots 1,2,3,4,5,17, 18,19 and 20; Block 62 N; A. L. Knowlton MIAMI (B-41) being approxi- mately 550 Northeast Second Avenue, as per plans on file in con- junction with proposed hotel and parking garage and subject to review at the time the second phase is given the certificate of occupancy and subject to the voluntary dedication of the South 10' of lot 17; zoned C-3 (Central Commercial), be and the same is hereby granted. We understand the hotel will be built in two phases and thus recommend the use only be granted until such time as the second phase is completed. At that time an evaluation of actual use can be made to determine if the Conditional Use should be continued. PLANNING DEPT. APPROVAL PER PLANS ON FILE: The use of rental car storage is consis an withe overall planned development and will serve the needs of the surrounding area such as the Port of Miami. As the storage is within the parking garage there will be no adverse impact on the surrounding area. ZONING BOARD GRANTED on 2/2/81 by a 7 to 0 vote SUBJECT TO review at the time the Second Phase is given Certificate of Occupancy and subject to the voluntary dedication of S 10' of Lot 17. 0 d,. P�-AO-0 rfl, " -.!! � 5 7 Planning and Zoning Boards Administration ARTICLE XXXII of the Comprehensive Zoning Ordinance No. 6871 provides that any Conditional Use shall expire six months after the effective date of the Conditional Use unless a Building Permit or a Certificate of Use has been issued based upon the Conditional Use. The Ordinance further provides that the City Manager ay, after review and determination that substantial progress has been achieved by the applicant in terms of project planning, extend the expiration date of the Conditional Use for an additional period of time not to exceed one year, subject to approval of the City Commission. The Planning Departent finds no objection to the granting of the extension of time for this Conditional Use.
