A RESOLUTION GRANTING A SIX-MONTr EXTENSION
OF A CONDITIONAL USE AS LISTED IN ORDINANCE
NO. 6871, ARTICLE V, SECTION 1(6)(b), TO
PERMIT A 16-SPACE OPEN PARKING LOT FOR PRIVATE
PASSENTER VEHICLES ON LOT 22, BLOCK 2; PRINCESS
PARK (6-87) BEING APPROXIMATELY 111 NORTHWEST
40TH STREET, AS PER SITE PLAN ON FILE, AS AN
ACCESSORY USE TO THE BUILDING LOCATED ON LOTS
23 AND 24, BLOCK 2, PRINCESS PARK (6-87), ZONED
R-2 (TWO FAMILY DWELLING).
WHEREAS, Article XXXII of the Comprehensive Zoning Ordinance
No. 6871 permits an extension of a Conditional Use by the City Manager
with approval of the City Commission, for a one year period; and
WHEREAS, the City Manager recommends the extension of the
Conditional Use granted by Zoning Board Resolution No. ZB 16-81;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE
CITY OF MIAMI, FLORIDA:
Section 1. The request for a six-month extension of the
Conditional Use granted from Ordinance No. 6871, Article V, Section
1(6) (b), to permit a 16-space open parking lot for private passenger
vehicles on lot 22, Block 2; PRINCESS PARK (6-87), being approximately
Ill Northwest 40th Street as per site plan on file, as an accessory
use to the building located on lots 23 and 24, block 2, PRINCESS
PARK (6-87); zoned R-2 (Two -Family Dwelling), be and the same is
hereby granted.
PASSED AND ADOPTED this 23rd day of July , 1981.

The Department has no objection to extending the conditionalOtto
use permit for a 16-space open parking lot on lots 23 and 24,
Block 2 Princess Park.
The Department objects to an extension of the variance request
waiving all of the 23 required off-street parking. The Zoning
Board has received a new request for this site whereby even
more development is proposed and additional parking is to be
provided on a remote site. Since this new information has been.
submitted, it would be inappropriate to continue processing the
original application.

In reference to our application for a conditional
use and variance approved by the City of Miami
Zoning Board on January 19, 1981, we would like
to request a one year extension beyond our present
July 19, 1981 expiration date.
At this time we are applying for a secondary
variance and conditional use to further upgrade
surrounding land area, combined with additional
square footage for our warehouse. up Our next hearing is scheduled for July,5 .3th, 1981
which if successful would allow us to pursue and
obtain final Building Permit.

MIAMI AVENUE, AS PER SITE PLAN ON FILE, WAIVING ALL
REQUIRED OFF-STREET PARKING (23 OFF-STREET PARKING
SPACES REQUIRED): ZONED C-5 (LIBERAL COMMERCIAL).
WHEREAS, Article XXXI of Ordinance No 6871, the Comprehensive
Zoning Ordinance for the City of Miami, permits an extension of a
variance by the City Manager, with approval of the City Commission
