AN ORDINANCE AMENDING ORDINANCE NO. 6871,
THE COMPREHENSIVE ZONING ORDINANCE FOR THE
CITY OF HIAMI, BY CHANGING THE ZONING
CLASSIFICATION OF S80' of LOTS 1, 2 and 3
OF PROPOSED TENTATIVE PLAT NO. 1113
"CHULAVISTA CENTER", BEING THE SOUTHEAST
CORNER OF NORTHWEST 21ST AVENUE AND NORTH-
WEST 20TH STREET, FROM R-3 (LOW DENSITY
MULTIPLE) TO C-4 (GENERAL COMMERCIAL), AND
BY MAKING THE NECESSARY CHANGES IN THE
ZONING DISTRICT IIAP BADE A PART OF SAID
ORDINANCE NO. 6871 BY REFERENCE AND
DESCRIPTION IN ARTICLE III, SECTION 2,
THEREOF, BY REPEALING ALI, ORDINANCES,
CODE SECTIONS, OR PARTS THEREOF IN
CONFLICT; AND CONTAINING A SEVERABILITY
CLAUSE.
WHEREAS, the i9iami Zoning Board at its meeting of
July 6, 1981, Item No. 2, following an advertised hearing,
adortecl Resolution No. ZB 120-81 by a 6 to 0 vote RECOMMENDING
APPROVAL of a change of zoning classification as hereinafter
set forth; and
WHEREAS, the City Commission after careful consi-
deration of this matter, deems it advisable and in the best
interest of the general welfare of the City of Miami and its
inhabitants to grant this change of zoning classification as
hereinafter set forth;
14017, THEREFORE, BE IT ORDAINED BY THE COMMISSION OF
THE CITY OF f1IAMI, FLORIDA:
Section 1. Ordinance No. 6871, the Comprehensive
Zoning Ordinance for the City of Miami, be and the same is
hereby amended by changing the zoning classification of S80'
of Lots 1, 2 and 3 of proposed Tentative Plat No. 1113
"CHULAVISTA CENTER", being the Southeast corner of Northwest
21st Avenue and Northwest 20th Street, from R-3 (Low Density
multiple) to C-4 (General Commercial), and by making the
necessary changes in the zoning district map made a part of
said Ordinance No. 6871, by reference and description in
Article III, Section 2, thereof.
Section 2. That all Ordinances, Code Sections or
parts thereof in conflict herewith be and the same are hereby
repealed insofar as they are in conflict.
Section 3. Should any part or provision of this
Ordinance be declared by a court of competent jurisdiction to
be invalid, the same shall not affect the validity of the
Ordinance as a whole.

THE COMPREHENSIVE ZONING ORDINANCE OF THE CITY
OF MIAMI AS AMENDED, BY AMENDING SUBSECTION (2),
SECTION 36, ARTICLE IV — GENERAL PROVISIONS, 8Y
ADDING (INCINERATORS ON HOSPITAL SITES AS A
PRINCIPAL USE PROVIDED THAT SUCH USE SHALL BE
LIMITED TO THE HOSPITAL ON SITE AND OTHER HOSPITALS
LOCATED WITHIN THE CITY OF MIAMI) IMMEDIATELY AFTER
"HOSPITALS" IN THE FIRST LINE, AND BY DELETING SUB-

RECOMMENDATIONS
PLANNING DEPT. APPROVAL. The proposed change of zoning
from R-3 to C-4 is consistant with the City's
Comprehensive Neighborhood Plan.. Such a
resoning would increase the depth of the
existing C-4 district on N.W. 20 Street and
would permit more meaningful development
along this major roadway.
PUBLIC WORKS No dedication is requested.
D.O.T.T. The Department of Traffic and Transportation
has no objection to this proposal.
ZONING BOARD Deferred on June 15, 1981.
RECOMMENDED APPROVAL on July 6, 1981 by a 6 to 0 vote.
