RESOLUTION 110. 81 - 1 0 0 0 A RESOLUTION GRANTING A ONE YEAR EXTENSION OF A CONDITIONAL USE AS LISTED IN ORDINANCE NO. 6871, ARTICLE VI, SECTION 1(4-A) (a) TO PERMIT CONSTRUCTION OF A RESIDENTIAL DE- VELOP14ENT OF A PLANNED UNIT NATURE. (P.U.N.) ON LOT 47 AND N25' OF LOT 52; PALMHURST (7-22) BEING 3046 INDIANA STREET CONSISTING OF 3 DWELLING UNITS IN 2 STRUCTURES AS PER DETAILED PLANS AND SUBJECT TO THE RECOMMENDATION OF METROPOLITAN DADE COUNTY DEPARTMENT OF TRAFFIC AND TRANSPORTATION; ZONED R-2 (TWO-FAMILY DWELLING). WHEREAS, Article XXXII of the Comprehensive Zoning Ordinance No. 6871 permits an extension of a Conditional Use by the City Manager with approval of the City Commission, for a one year period; and WHEREAS, the City Manager recommends the extension of the Conditional Use granted by Zoning Board :resolution No. ZB 74-81; NOW, THEREFORE, BE IT RESOLVED BY THE. COMMISSION OF THE CITY OF MIAMI, FLORIDA: Section 1. The request for a one year extension of the Conditional Use granted from Ordinance No. 6871, Article VI, Section 1(4-A) (a) to permit construction of a residential development of a planned unit nature (P.U.N.) on Lot 47 and 1125' of Lot 52; PALMHURST (7-22) being 3046 Indiana Street consisting of 3 dwelling units in 2 structures as per detailed plans and subject to the recommendation of Metropolitan Dade County Department of Traffic and Transportation; zoned R-2 (Two Family Dwelling), be and the same is hereby granted. The entrance drive should be a minimum of 14 feet in width so that two vehicles may pass each other and a vehicle may reasonably maneuver into the parking area. PLANNING DEPT. APPROVAL IN ACCORD WITH THE PLANS WHICH WERE APPROVED ON JULY 2, 1979. The proposed PUN was approved on July 2, 1979 and meets the intent of a PUN. The development must be reapproved because no construction was begun. Since the original plans (for the 6-18-79 hearing) have more details, they are the ones which should be approved. ZONING BOARD GRANTED subject to D.O.T.T. recommendations on April 20, 1981, by a 5 to 1 vote. Gary August 18, 1981 City Manager REQUEST FOR EXTENSION OF TIME CONDITIONAL USE - 2900 Bridgeport Avenue i COMMISSION AGENDA -September 24, 1981 Ce�w_ io E.'P ��ugon k 1 PLANNING & ZONING ITEMS Director Planning and Zoning Boards Administration ARTICLE XXXII of the Comprehensive Zoning Ordinance No. 6871 provides that any Conditional Use shall expire six months after the effective date of the Conditional Use unless a Building Permit or a Certificate of Use has been issued based upon the Conditional Use. The Ordinance further provides that the City Manager may, after review and determination that substantial progress has been achieved by the applicant in terms of project planning, extend the expiration date of the Conditional Use for an additional period of time not to exceed one year, subject to approval of the City Commission. The Planning Department finds no objection to the granting of the extension of time for this Conditional Use. Dear Sirs: We purchased the above mentioned property on June 16, 1981 from the previous owner to whom you had granted on April 20/81 as per Zoning Board Resolution 74-81, which expires on October 20th, 1981y' a conditional use (P.U.N.). We have our plans ready and our intention, when we purchased this property was to start construction imme— diately, but we have not been able to obtain the necessary construction and permanent financing due to a complete negative attitude of the purchasing institutions. We hereby respectfully request that you grant us a one year extension on the expiring date, now set for October 20, 1981.
