A RESOLUTION GRANTING A ONE YEAR EXTENSION OF
A VARIANCE AS LISTED IN ORDINANCE NO. 6871,
ARTICLE XI-2, SECTIONS 3(2) (a) (c), 3(2) (b)
(c) & 6(1), TO PERMIT A ONE-STORY ADDITION TO
THE EXISTING OFFICE BUILDING ON LOTS 11, 12,
13 AND 14; BLOCK 95S; MIAMI (B-41), BEING
1399 SOUTH14EST 1ST AVENUE, AS PER PLANS ON
FILE, WITH 19.84' PROPOSED EAST SIDE YARD
(30.6' REQUIRED), 20.17' PROPOSED REAR
YARD (30.6' REQUIRED), AND 29.5% PROPOSED
LOT COVERAGE (23% ALLOWED); ZONED R-CB (RE-
SIDENTIAL OFFICE).
WHEREAS, Article XXXI of the Comprehensive Zoning Ordinance
No. 6871, permits an extension of a variance by the City Manager with
approval of the City Commission, for a one year period; and
WHEREAS, the City Manager recommends the extension of the
variance granted by Zoning Board Resolution No. ZB-107-81;
NOW, THEREFORE, BE IT RESOLVED BY THE COTIMISSION OF THE
CITY OF MIAMI, FLORIDA:
Section 1. The request for a one year extension of a
variance granted from Ordinance no. 6871, Article XI-2, Sections
3(2) (a) (c), 3(2) (b) (c) & 6(l), to permit a one-story addition
to the existing office building on lots 11, 12, 13 and 14; Block 95S;
MIAMI (b-41), being 1399 S. W. 1st Avenue, as per plans on file, with
19.84' proposed east side yard (30.6' required), 20.17' proposed
rear yard (30.6' required) and 29.5% proposed lot coverage (23%
allowed); zoned R-CB (Residential Office) be and the same is hereby
granted.
PASSED AND ADOPTED this 15THday of DECEMBER 1981.

RECOMMENDATIONS
PLANNING DEPT. DENIAL. There is no hardship which
justifies granting the requested
variances. The site is already develop-
ed with a new office buildinq. The
need for these variances would be created
by the applicant in order to add a fifth
story.
PUBLIC WORKS No dedication is requested.
D.O.T.T. The Department of Traffic and Transport-
ation has no objection to this proposal.
ZONING BOARD GRANTED on June 15, 1981 by a 5 to 0 vote.

PLANNING & ZONING ITEMS
ARTICLE XXXI of the Comprehensive Zoning Ordinance No. 6871 provides that any
Variance shall expire six months after the effective date of the Variance unless
a Building Permit or a Certificate of Use has been issued based upon the Variance.
The Ordinance further provides that the City Manager may, after review and
determination that substantial progress has been achieved by the applicant
in terms of project planning, extend the expiration date of the Variance for
an additional period of time not to exceed one year, subject to approval of
the City Commission.
The Planning Department finds no objection to the granting of the extension
of time for this Variance.
We are requesting the City Attorney's office, by copy of this memo, to prepare
the proper Resolution for this extension.
