A RESOLUTION APPROVING A CONDITIONAL USE
AS LISTED IN ORDINANCE NO. 6871, ARTICLE V,
SECTION 1(6) (h), TO PERMIT CONSTRUCTION
OF A DEVELOPMENT OF A PLANNED UNIT NATURE
(PUN) ON LOTS 18, BLOCK "D"; BISCAYNE PARK
TERRACE (2-36), BEING 2721 SOUTHWEST 22ND
AVENUE, AS PER SITE PLAN ON FILE, CONSISTING
OF THREE UNITS IN THREE BUILDINGS; ZONED
R-1 (ONE FAMILY DWELLING).
WHEREAS, the Miami Zoning Board at its meeting of
November 16, 1981, Item No. 3, following an advertised hearing,
adopted Resolution No. ZB 207-81 by a 5 to 0 vote RECO124ENDING
APPROVAL of a Conditional Use as hereinafter set forth; and
WHEREAS, the City Commission deems it advisable and
in the best interest of the general welfare of the City of Miami
and its inhabitants to grant the conditional use, as hereinafter
set forth;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF
THE CITY OF MIAMI, FLORIDA:
Section 1. That the Conditional Use as listed in
Ordinance No. 6871, Article V, Section 1(6) (h), to permit construc-
ion of a development of a Planned Unit Nature (PUN) on Lot 18,
Block "D"; BISCAYNE PARK TERRACE (2-36), being 2721 Southwest 22nd
Avenue, as per site plan on file, consisting of three units in
three buildings; zoned R-1 (One Family Dwelling) be and the same
is hereby approved.
PASSED AND ADOPTED this 28 day of JANUARY 1981.

the planned development regulations. The
majority of the trees are being preserved
on the site.
PUBLIC WORKS The dedication of the westerly 12.5' of
lot 18 is requested.
D.O.T.T. The Department of Traffic and Transportation
has no objection to this proposal.
ZONING BOARD Deferred from October 5, 1981 to revised plans
and meet with neighbors.
RECOMMENDED DENIAL on November 16, 1981 by a
5 to 1 vote.

Nature (PUN) on Lot 13, Block "D"; BISCAYNE PARK TERRACE (2-36), being 2721
S.W. 22nd Avenue, as per site plan on file, consisting of three units in three
buildings; zoned R-1 (One Family Dwelling).
Five objections received in the mail; five objectors present at the meeting.
Five replies in favor received in the mail; eighteen proponents present at
the meeting.
A RESOLUTION to provide for this Conditional Use has been prepared by the City
Attorney'RESOLUTION. and submitted for consideration of the City Commission.

requires the applicant of the subject project to demonstrate
that the site can be platted into three legal lots.
For your information, the attached sketch, prepared by a
registered surveyor shows ho-., the site can be platted into
three lots meeting the letter of the law and thereby satisfy-
ing the City Commission's rer21,crtien.
Copies of this memo and the attachment will be distributed to
interested parties and departments.

replatting in this manner.
