KNOWLTON (B-41), AS PER SITE PLAN ON FILE, WITH A SURROUNDING 14ALL OF 20' IN HEIGHT (10' ALLOWED); ZONED R-4 (MEDIUM DENSITY MULTIPLE) SUBJECT TO SITE AND LANDSCAPE PLAN APPROVAL BY THE. PLANNING DEPARTMENT WHEREAS, the Miami Planning Advisory Board, at its meeting of November 18, 1981, Item No. 7, following an advertised hearing, adopted Resolution No. PAB 72-81 by a 7 to 0 vote RECOMMENDING APPROVAL of granting permission to construct a Florida Power and Light Substation, as hereinafter set forth; and WHEREAS, the Commission deems it advisable and in the best interest of the general welfare of the City of Miami to grant this permission; NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI, FLORIDA: Section 1. Pursuant to Ordinance No. 6871, Article IV, §32, permission to construct a Florida Power and Light Substation at approximately 175 Southwest 14th Street, being Lots 11 through 16, Block 94S, MIAMI A. L. KNOWLTON (B-41), as per site plan on file, with a surrounding wall of 20' in height (10' allowed); zoned R-4 (medium Density Multiple); subject to site and landscape plan approval by the Planning Department, be and the same is hereby granted. KNOWLTON (B-41) Approval as provided in Comprehensive Zoning Ordinance 6871, Article IV, Section 32, to construct a Florida Power and Light sub- station in above site, as per site plan on file, with a surrounding wall of 20' in height (10' allowed) zoned R-4 Medium Density Multiple. REQUEST To locate an FPL electrical substation in the Brickell area. ANALYSIS Florida Power and Light Company has applied to locate an electrical substation in the Brickell area to serve this growing area of the City. It would occupy one-half block bounded on the east by an apartment building and the rapid transit right-of-way. To the south is an apartment building on a triangular block and SE 15th Road. To the west and north are motels, offices and residential uses. The substation would be surrounded by a 20' wall to hide the electrical equipment. The Department views SW 15th Road as a zoning boundary between residential to the southwest and commercial/residential to the northeast.
