COMPREHENSIVE ZONING ORDINANCE FOR THE CITY OF
MIAMI, BY CHANGING THE ZONING CLASSIFICATION
OF THE AREA GENERALLY BOUNDED BY NORTH BAYSI?ORE
DRIVE, N. E. 17TH TERRACE, N. E. 2ND AVENUE, N. E.
16TH STREET, N. E. 1ST COURT, N. E. 15TH STREET,
N. E. 1ST AVENUE, N. E. 14TH STREET, N. E. 2ND
AVENUE AND I-395 (SEE LEGAL DESCRIPTIONS AND
MAP ATTACHED), FROM C-1 ( LOCAL COITMERCIAL)
C-3 (CENTRAL COI-IMERCIAL) AND C-4 (GENERAL
COMMERCIAL) TO CBD-2 (CENTRAL COMMERCIAL), AND
BY MAKING ALL THE NECESSARY CHANGES IN THE
ZONING DISTRICT MAP MADE A PART OF SAID
ORDINANCE NO. 6871, BY REFEREI4CE AND DESCRIPTION
IN ARTICLE III, SECTION 2, THEREOF; BY REPEALING
ALL ORDINANCES, CODE SECTIONS, OR PARTS THEREOF
IN CONFLICT; AND CONTAINING A SEVERABILITY CLAUSE.
WHEREAS, the Miami Planning Advisory Board, at its neeting
of September 16. 1981, Item #l(a), following an advertised hearing,
adopted Resolution No. PAB 55-81 by a 7 to 0 vote RECONZ4ENDING
APPROVAL of a chan,-7e or zoning classification as hereinafter set
forth; and
WHEREAS, the City Commission after careful consideration
of this matter, deems it advisable and in the best interest of
the general welfare of the City of Miami and its inhabitants to
grant this change of zoning classification as hereinafter set
forth;
NOW, THEREFORE, BE IT ORDAINED BY THE COMMISSION OF THE
CITY OF MI!iMI, FLORIDA:
Section 1. Ordinance No. 6871, the Comprehensive Zoning
Ordinance for the City of Miami, be and the same is hereby amended
by changing the zoning classification of the area generally bounded
by North Bayshore Drive, N. E. 17th Terrace, N. E. 2-Ind Avenue,
N. E. 16th Street, N. F. lst Court, N. E. 15th Street, N. E. lst Avenue,
N. E. 14th Street, N. E. 2nd Avenue and I-395 (SEE LEGAL DESCRIPTTIONS
AND MAP ATTACHED), from C-1 (Local COTgmercial). C-3 (Central Commercial),
an(' C-4 (General Commercial) to CBD-2 (Central Commercial), and by
making the necessary changes in the zoning district map made a part
of said Ordinance No. 6871, by reference and description in Article III,
Section 2, thereof.

Section 2. That all Ordinances, Code Sections or parts
thereof in conflict herewith be and the same are hereby repealed
insofar as they are in conflict.
Section 3. Should any part or provision of this Ordinance
be declared by a court of competent jurisdiction to be invalid, the
same shall not affect the validity of the Ordinance as a whole.
