A RESOLUTION UPHOLDING THE GRANTING OF A
CONDITIONAL USE AS LISTED IN ORDINANCE NO.
6871; ARTICLE V, SECTION 1(6) (b), TO PER-
MIT AN OPEN PARKING LOT FOR THE PARKING OF
PRIVATE PASSENGER VEHICLES ON LOTS 24 AND
25; BLOCK 7; CORAL NOOK (8-115); BEING THE
SOUTHEAST CORNER OF THE INTERSECTION OF
SOUTHWEST 32ND AVENUE AND SOUTHWEST 7TH STREET,
AS PER PLANS ON FILE, AS AN ACCESSORY USE
TO KOKLAS AUTOMOTIVE, INC. LOCATED AT 3215
SOUTHWEST 8TH STREET; ZONED R-1 (ONE FAMILY
DWELLING), SUBJECT TO THE. FOLLOWING CONDITIONS:
1) PARKING LOT TO BE WALLED IN ACCORD WITH
CONDITIONAL USE REGULATIONS; 2) NO PARKING
AFTER 6:00 P.M.; 3) MAINTAIN EXISTING LEASED
PARKING AT CASABLANCA MOTORS, SITE; 4) NO
STORAGE OF WRECKED AUTOMOBILES OR AUTOMOBILES
UNDER REPAIR ON THE SUBJECT SITE; 5) ANY
VIOLATIONS OCCURING AT THE GARAGE SITE CONSTI-
TUTE A REVOCATION OF THE SUBJECT CONDITIONAL
USE APPROVAL; 6) REVIEW BY THE CITY COM-
MISSION ONE YEAR FROM COMPLETION AND OCCUPANCY
OF THE SITE.
WHEREAS, the City of Miami Zoning Board at its
meeting of March 22, 1982, Item No. 2, following an advertised
hearing, adopted Resolution No. ZB-36-82 by a 4 to 3 vote
GRANTING a Conditional Use to permit an open parking lot, as
hereinafter set forth; and
WHEREAS, objectors have taken an appeal to the City
Commission, and
WHEREAS, notwithstanding the objections of these citizens
the City Commission after careful consideration and due deliberation
of this matter has determined that the Conditional Use requested
meets all the City's requirements for said use;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE
CITY OF MIAMI, FLORIDA:
Section 1. The Conditional Use, as listed in Ordinance
No. 6871, Article V, Section 1(6) (b), to permit an open parking
lot for the parking of private passenger vehicles on lots 24 and
25; Block 7, CORAL NOOK (8-115), being the Southeast corner
of the intersection of Southwest 32nd Avenue and Southwest 7th
Street, as per plans on file, as an accessory use to Koklas Auto-
motive, Inc. located at 3215 Southwest 8th Street, zoned R-1 (One
Family Dwelling) is hereby upheld subject to the following conditions:
1) Parking lot to be walled in accord with Conditional
Use regulations;

2) No parking after 6:00 P.M.;
3) Maintain existing leased parking at Casablanca
Motors site;
4) No storage of wrecked automobiles or automobiles
under repair on the subject site;
5) Any violations occuring at the garage site
constitute a revocation of the subject conditional
use approval;
6) Review by the City Commission one year from com-
pletion and occupancy of the site.
PASSED AND ADOPTED this 22 day of APRIL ]982.

The Miami Zoning Board, at its meeting of March 22, 1982, Item #2,
following an advertised Hearing, adopted Resolution No. ZB 36-82 by a
4 to 3 vote GRANTING a Conditional Use to permit an open parking lot
for the parking of private passenger vehicles on above site, as per
plans on file, as an accessory use to Koklas Automotive, Inc., located
at 3215 SW 8th Street, as listed in Article V, Section 1(6)(b), with
the condition of a review after one year.
Fourteen objections received in the mail; sixteen objectors present at the meeting.
One reply in favor received in the mail; five proponents present at the meeting.
A RESOLUTION to provide for this Conditional Use has been prepared by the City
Attorney's office and submitted for consideration of the City Commission.
