A RESOLUTION AUTHORIZING THE CITY MANAGER TO EXTEND
THE EXISTING LEASE AGREEMENT WITH G & R MANAGEMENT,
! INC. FOR THE TWELFTH (12th) FLOOR OF THE BUILDING
AT 150 S.E. SECOND AVENUE, MIAMI, FLORIDA, ON A
MONTH TO MONTH BASIS UNTIL SUCH TIME AS THE CONVEN-
TIO14 CENTER PROJECT IS COMPLETED.
WHEREAS, the City of Miami has leased the 12th floor of
the Republic National Bank Building since June 1, 1978; and
WHEREAS, the lease of space has provided staff office
space for the development and construction of the City of Miami/
University of Miami James L. Knight International Center; and
WHEREAS, the following City departments presently occupy
space at this location:
Conference and Convention Center Department
Convention Bureau
Office of Information and Visitors; and
WHEREAS, the City desires the Conference and Convention
Center Department to remain at this location until completion
of the Convention Center and Parking Garage project; and
WHEREAS, the City also desires the Convention Bureau
and Office of Information and Visitors to remain in the Downtown
area until they can be moved into the Convention Center;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE
CITY OF MIAMI, FLORIDA:
Section 1. The City Manager is hereby authorized to
extend the existing Lease Agreement with G & R Management, Inc.
for the twelfth (12th) floor of the building at 150 S.E. Second
Avenue, Miami, Florida, on a month to month basis until such
time as the Convention Center project is completed, using funds
therefor from the construction account of the Convention Center
and Parking Garage Revenue Bonds.

Project Director Existing Lease Agreement for
Conference Center 12th Floor of 150 S.E. 2nd Ave.
It is recommended that the proposed Resolution be
adopted authorizing the City Manager to extend the
existing Lease Agreement with G & R Management, Inc.
for the twelfth (12th) floor of the building at
150 S.E. Second Avenue, Miami, Florida, on a month
to month basis until such time as the Convents n
Center Project is completes.
The City recognizes the importance of the Conference and Convention
Center Department remaining at a location close to the Convention
Center construction site until completion of the project.
Both the Convention Center offices and the City's Construction Manager,
Miami Center Associates, Inc., and the Convention Center Management
Firm, FMG, are presently located in office space adjacent to the project.
The City's Convention Bureau with the ASTA representatives and Office
of Information and Visitors are also sharing office space at the same
location. The Convention Bureau and possibly the Office of Information
and Visitors will be moving to the Convention Center and it is necessary
for them to remain at their present location until their offices are
finished in the new building.
At the City Commission Meeting of May 15, 1981 when the Commission
authorized the renewal of the lease for the Convention Center project
offices, it was anticipated the project would be completed by April 1982.
Unfortunately, completion of the Convention Center project has been
delayed and the contractor has indicated the project will be
substantially completed by September 1982.
Subject to City Commission approval, there is a provision in the existing
lease for a one year extension. The lessor has offered an extension on
a month to month basis at the present monthly base rate of $9,363 until
such time as the Convention Center project is completed. The base rent
payable under this lease is subject to pro-rata increases for real estate
taxes, ground rent, and cost of living (CPI) increases. Attached is a
copy of the agreement extending the present lease on this basis. The
rent for the Conference and Convention Center offices is paid from the
construction account of the Convention Center and Parking Garage Revenue
Bonds. It is requested that this Resolution be scheduled on the City
Commission Meeting agenda of May 13, 1982.

~ LEASE ADDENDUM
This amendement becomes part of lease dated 10 April 1981 between
G and R Management Inc.,. Agent for the owners (hereinafter called Lessor)
and City of Miami, Florida (hereinafter called Lessee)
This lease is to be extended for an additional six (6) months on a
month to month basis with a two (2) month notice to vacate to be givers
to lessor by lessee
All provisions of lease dated 10 April 1981 will be in force for this
addendum
