ARTICLE V, SECTION 50) (a), TO PERMIT CON=
8TRUCTION OF A SINGLE FAMILY RESIDENCE ON
LOT 1; BLOCK "B"; COCONUT GROVE PARK 2ND
AMD (1-62); BEING 3586 PALMETTO AVENUE,
AS PER SITE PLANS ON PILE, WITH A PROPOSED
STREET SIDE YARD OF 5,08' (15" REQUIRED);
ZONED R=1 (SINGLE FAMILY DWELLING).
WHEREAS, Article XXXI of the Comprehensive Zoning
Ordinance No. 6871 permits an extension of a variance by
the City Manager with approval of the City Commission for
a one year period; and
WHEREAS, the City Manager recommends the extension of
the variance granted by Zoning Board Resolution No. ZB 219-81;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF
THE CITY OF MIAMI, FLORIDA:
Section 1. The request for a one year extension of a
variance granted from Ordinance No. 6871, Article V, Section
3(2) (a), to permit construction of a single family residence
on Lot 1; Block "B" ; Coconut Grove Park 2nd AMD (1-62), being
3586 Palmetto Avenue, as per site plans on file, with a
proposed street side yard of 5.08' (15' REQUIRED); zoned R-1
(Single Family Dwelling), be and the same is hereby granted.

PLANNING AND ZONING ITEMS
ARTICLE XXXI of the Comprehensive Zoning Ordinance No. 6871 provides that any
Variance shall expire six months after the effective date of the Variance
unless a Building permit or a Certificate of Use has been issued based upon
the Variances The Ordinance further provides that the City Manager may, after
review and determination that substantial progress has been achieved by the
applicant in terms of project planning, extend the expiration date of the
Variance for an additional period of time not to exceed one year, subject to
approval of the City Commission,
The Planning Department finds no objection to the granting of the extension of
time for this Variance,
We are requesting the City Attorney's office, by copy of this memo, to
prepare the proper Resolution for this extension.

On December 7th,1981, Grove Park Corporation petitioned and was
given a Variance by the City of Miami Zoning Board by Resolution
No. 219-81. See attached letter and resolution(oopies),
This variance will expire on June 7th,1982, and as a result of
this up coming expiration we are requesting an extention by
the City Manager with the approval of the City Commissison for
one (1) year.
