A RESOLUTION UPHOLDING DENIAL OF VARIANCE FROM
ORDINANCE NO. 6871, ARTICLE V, SECTIO14 3(3) (a),
TO PERMIT Ali EXISTING UTILITY ROOM/BATI? ADDITION
TO THE SINGLE FAMILY RESIDENCE AT 3889 NORTHWEST
2ND STREET BEING LOT 10, BLOCK 4; CHURCI?ILL
ESTATES (44-64), AS PER PLAITS ON FILE, WITH 11.5'
REAR YARD PROVIDED (20' REQUIRED), ZONED R-1
(ONE FAMILY DWELLING).
WHEREAS, the Miami Zoning Board at its meeting of
September 13, 1982, Item No. 1, following an advertised hearing,
adopted Resolution No. ZB-140-82, DENYING VARIANCE as hereinafter
set forth; and
WHEREAS, the objectors have taken an appeal to the City
Commission of said denial; and
l,alEREAS, the Citv Commission notwithstanding the appeal
by the objectors and after careful consideration of this matter
deems it advisable and in the best interest of the general welfare
of the City of Hiarii and its inhabitants to uphold the Zoning,
Board's denial of the variance, as hereinafter set forth;
NOW, THEREFORE, BE IT RESOLVED EY ThE COMMISSION OF THE
CITY OF MIAMI, FLORIDA:
Section 1. The request for variance as per Ordinance No.
6871, Article V, Section 3(3) (a), to permit an existing; utility
room/bath addition to the single family residence at 3889 Northwest
2nd Street, being Lot 10, Block 4; CHURCHILL FSTATES (44-64), as
per plans on file, with 11.5' rear yard provided (20'required);
zoned R-1 (One Family Dwelling) is denied.
PASSED AND ADOPTED this to _day of November _,1982.

matter finds that due to peculiar circumstances affecting this
parcel of land, practical difficulties and unnecessary hard-
ship would impair the owner's right to the reasonable use of
the property without the variance granted as hereinafter set
forth;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISION OF THE
CITY OF MIAMI, FLORIDA:
Section 1. The request for variance as per Ordinance
No. 6871, Article V, Section 3(3) (a), to permit an existing
utility room/bath addition to the single family residence at
3889 Northwest 2nd Street, being Lot 10, Block 4; CHURCHILL
ESTATES (44-64), as per plans on file, with 11.5' rear yard
provided (20' required); zoned R-1 (One Family Dwelling) is
granted.
