The proposed record plat entitled "REVISED PLAT OF HANSON SUBDIVISION" is a replat of Lots 1 through 8, inclusive, and the 20' foot wide alley within the City Limits of this plat, all in Block 3, of HANSON SUBDIVISION (47-91) and will consist of four lots. It is zoned C-4. This plat is being forwarded to your office for City Commission action. Brownell and Associates. It is in correct form for submission to the City Commission and is forwarded with a recommendation that it be approved. PERTINENT INFORMATION REGARDING THE PLAT: (1) The property platted is a replat of Lots 1 through 8, inclusive, and the 20' foot wide alley within the City Limits of this plat, all - in Block 3, of HANSON SUBDIVISION (47-91) and will consist of four lots. It is zoned C-4. (2) The location of the streets and the widths conform with the standards of the Department of Public Works' of the City of Miami, Florida. (3) As certified to by Thomas Brownell, Registered Land Surveyor, this plat complies with the plat filing laws of the State of Florida. The City Zoning Board of Miami, Florida, after Public Hearing, has recommended the closing of the East-West alley located between N.W. 36th Street and N.W. 37th Street commencing at the easterly right-of-way line of N.W. 32nd Avenue for a distance of ±299.57' and that portion of the North -South alley located between the above referenced alley and the southerly right-of-way line of N.W. 37th Street for a distance of f5' (being within the City Limits) which is ±129.75' East of the East right-of-way line of N.W. 32nd Avenue. This action was confirmed by City Commission Resolution No. 82-873. By authority of Resolution No. 177-82, adopted October 4, 1982, the Plat was recommended for acceptance by the City Zoning Board of Miami, Florida. The attached Certificate of Title Examination dated November 18, 1982, signed by Bernice M. Walton, Attorney, indicates that the fee simple title to the property platted is correctly vested in Stanley N. Bastacky, Dalia Canovas, Mario R.Canovas, and the Plat has been correctly executed. The area platted is encumbered by a mortgage and the mortgage holders have executed the Plat and joined in its dedications. In accordance with the requirements of Chapter 54, Section 54-30, of the Code of the City of Miami, Florida, a Performance Bond in the amount of $19,193 has been executed by Stanley N.
