Gary City Manager _ .11. .._ -'tomA _o—di rc• o Roc:ri rector "- .00Planning Department •i January 26, 1983 rt•_t: - Commission Directive to Study Zoning Chance from R-4 to R-C on SW 28th Terrace M-82-1158; December 16, 1982 Per City Commission Motion 82-1158; December 16, 1982, the Commission directed a study of SL•; 28th Terrace for rezoning from R-4 and SPD-2 to R-C. The equivalent zoning change is being recommended as part of the pack- age of amendments to Zoning Ordinance 9500 coming to the Commission on first reading February 24, 1983. At the Commission meeting of December 16, 1982, the Administra- tion was directed to study the potential for changing the present R-4 residential zoning on SW 28th Terrace to R-C. In examining this proposal subsequent to the December, 1982, R-C rezoning recommended by this Department and approved by the Commission at the west end of SW 28th Terrace, we find such a zoning change to be appropriate and warranted for the remainder of the south side of the street. The north side of the street has been re- zoned to SPD-6 (SPI-11) thereby changing the uses and increasing the intensity. The Planning Department therefore is recommending that the balance of R-4 property between the site recently changed to R-C to the church property on the corner of SW 27th Avenue zoned R-CC, be changed to the equivalent of R-C. Under new Comprehensive Zoning Ordinance 9500, this proposed change would be from RG-2/5 to RO-3/6 (see attached Map). This zoning change will be recom- mended as a part of the package of amendments to be proposed by this Department on February 24, 1983. It is requested that this item be entered on the February 24, 1983, City Commission agenda on planning and zoning.
