A RESOLUTION ACCEPTING THE PLAT ENTITLED
GROVE SQUARE SUBDIVISION, A SUBDIVISION IN
THE CITY OF MIAMI; AND ACCEPTING THE DEDI-
CATIONS SHOWN ON SAID PLAT; AND AUTHORIZING
AND DIRECTING THE CITY MANAGER AND CITY
CLERK TO EXECUTE THE PLAT AND PROVIDING
FOR THE RECORDATION OF SAID PLAT IN THE
PUBLIC RECORDS OF DADE COUNTY, FLORIDA.
WHEREAS, the City Zoning Board and the Department of
Public Works have recommended the acceptance of the plat:
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE
CITY OF MIAMI, FLORIDA:
Section 1. The Plat entitled GROVE SQUARE Subdivision is
a resubdivision of Lots 27 and 28 and the South 2 of the 10 toot wide
alley adjacent thereto; and the East 40 feet of Lot 29 and the South
2 of the 10 foot wide alley adjacent thereto; and Lots 45, 46, 47 and
48 of the North 2 of the 10 foot wide alley adjacent thereto, all in
Block 4 of "WILLIAM A. RICE SUBDIVISION" according to the plat there-
of as recorded in Plat Book 1 at Page 13 of the Public Records of
Dade County, Florida, all lying in Section 21, Township 54 South,
Range 41 East, City of Miami, Dade County, Florida, which by reference
is made a part hereof as if fully incorporated herein and the dedi-
cations as shown thereon together will all existing and future planting,
trees and shrubbery on said property, to the perpetual use of the
public, and hereby accepted and confirmed by the City of Miami, Florida.
Section 2. The City Manager and City Clerk are hereby
authorized and directed to execute the Plat and record same in the
Public Records of Dade County, Florida.

The Department of Public Works recommends
the approval of the plat by the City
Commission of Miami, Florida, and certifies
its correctness as to form.
The proposed record plat entitled GROVE SQUARE is a resubdivision of
Lots 27 and 28 and the South z of the 10 foot wide alley adjacent
thereto; and the East 40 feet of Lot 29 and the South Z of the 10 foot
wide alley adjacent thereto; and Lots 45, 46, 47 and 48 and the North 2
of the 10 foot wide alley adjacent thereto, all in Block 4 of "WILLIAM
A. RICE SUBDIVISION" according to the plat thereof as recorded in
Plat Book 1 at Page 13 of the Public Records of Dade County, Florida.
It will consist of two tracts having a total area of 1.06t acres.
It is zoned C-2A.
This plat is being forwarded to your office for City Commission
action.
Also attached are the following itemized papers necessary to present
the plat to the City Commission of Miami:
(1) Resolution accepting the plat.
(2) Print of proposed record plat.
(3) Agreement form pertaining to subdivision improvements.
(4) Opinion of Title
(5) Memorandum from the Miami -Dade Water and Sewer
Authority pertaining to water mains and appurtenances.

GROVE SQUARE
LOCATED AT OAK AVENUE & MARY.STREET
A SUBDIVISION IN THE CITY OF MIAMI, FLORIDA
The accompanying plat entitled GROVE SQUARE was prepared by Manuel G.
Vera and Associates. It is in correct form for submission to the City
Commission and is forwarded with a recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is a resubdivision of Lots 27 and
28 and the South 2 of the 10 foot wide alley adjacent
thereto; and the East 40 feet of Lot 29 and the South Z
of the 10 foot wide alley adjacent thereto; and Lots 45,
46, 47 and 48 and the North Z of the 10 foot wide alley
adjacent thereto, all in Block 4 of "WILLIAM A. RICE
SUBDIVISION" according to the plat thereof as recorded
in Plat Book 1 at Page 13 of the Public Records of Dade
County, Florida. It will consist of two tracts having a
total area of 1.06t acres. It is zoned C-2A.
(2) The location of the streets and the widths conform with
the standards of the Department of Public Works of the
City of Miami, Florida.
(3) As certified by Manuel G. Vera, Registered Land Surveyor,
this Plat complies with the plat filing laws of the State
of Florida.
(4) By authority of Resolution No. 5-83, adopted January 3,
1983, the plat was recommended for acceptance by the
City Planning and Zoning Board of Miami, Florida.
(5) The attached Certificate of Title Examination dated
January 7, 1983, signed by E. Richard Alhadeff, Attorney,
indicates that the fee simple title to the property
platted is correctly vested in Interdevo Grove Square,
Inc. and Earca N.V., and the plat has been correctly
executed.

of Maryland, Surety. This Bond and the Surety's Power
of Attorney will accompany the Agreement between the
City of Miami, Florida and the Principal to guarantee
the construction of landscaping, asphaltic concrete
pavement, removal of existing curb, removal of exist-
ing sidewalk, removal of existing curb and gutter,
removal of existing valley gutter, sidewalk, 6" curb
and gutter, 6" concrete header, 6" concrete curb and
6" concrete driveway base, at the property platted.

With the understanding that this opinion of title is furnished to DADE COUNTY, FLORIDA,
in compliance with its Ordinance No. 57-30, and as an inducement for acceptance of a proposed final
subdivision plat covering the real property hereinafter described. It is hereby certified that I (we) have

Zoning Chance from R-4 to R-C
on SW 28th Terrace
M-82-1158; December 16, 1982
Per City Commission Motion 82-1158;
December 16, 1982, the Commission
directed a study of SL•; 28th Terrace
for rezoning from R-4 and SPD-2 to
R-C. The equivalent zoning change is
being recommended as part of the pack-
age of amendments to Zoning Ordinance
9500 coming to the Commission on first
reading February 24, 1983.
At the Commission meeting of December 16, 1982, the Administra-
tion was directed to study the potential for changing the present
R-4 residential zoning on SW 28th Terrace to R-C. In examining
this proposal subsequent to the December, 1982, R-C rezoning
recommended by this Department and approved by the Commission
at the west end of SW 28th Terrace, we find such a zoning change
to be appropriate and warranted for the remainder of the south
side of the street. The north side of the street has been re-
zoned to SPD-6 (SPI-11) thereby changing the uses and increasing
the intensity.
The Planning Department therefore is recommending that the
balance of R-4 property between the site recently changed to
R-C to the church property on the corner of SW 27th Avenue zoned
R-CC, be changed to the equivalent of R-C. Under new Comprehensive
Zoning Ordinance 9500, this proposed change would be from RG-2/5
to RO-3/6 (see attached Map). This zoning change will be recom-
mended as a part of the package of amendments to be proposed by
this Department on February 24, 1983.
It is requested that this item be entered on the February 24, 1983,
City Commission agenda on planning and zoning.
