A RESOLUTION ACCEPTING THE PLAT ENTITLED
MIAMI FASHION CENTER SECTION 1, A SUB-
DIVISION IN THE CITY OF MIAMI; AND ACCEPT-
ING THE DEDICATIONS SHOWN ON SAID PLAT;
AND AUTHORIZING AND DIRECTING THE CITY
MANAGER AND CITY CLERK TO EXECUTE THE PLAT
AND PROVIDING FOR THE RECORDATION OF SAID
PLAT IN THE PUBLIC RECORDS OF DADE COUNTY,
FLORIDA.
WHEREAS, the City Zoning Board and the Department of Public Works
have recommended the acceptance of the plat:
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF
MIAMI, FLORIDA:
Section 1. The plat entitled MIAMI FASHION CENTER SECTION 1, is
a subdivision of the East 531.40'feet of the West 581.40'feet of the
North 85.00 feet of the S.E.-I, of the SW4 of Section 25, Township 53
South, Range 41 East. And the South 50.00 feet of the North 165.00
feet of the East 638.70 feet of the West 688.70 feet of the S.E.4 of
the S.W., of Section 25, Township 53 South, Range 41 East. And all of
Lots 1 through 9 inclusive in Block 2 of WEAVER SUBDIVISION, Plat Book
6, Page 31 of the Public Records of Dade County, Florida. And Lot 11,
Block 1 of WEAVER SUBDIVISION, Plat Book 6, Page 31 of the Public
Records of Dade County, Florida. And all of Lots 1 through 9 inclusive
in Block 3 of WEAVER SUBDIVISION, Plat Book 6, Page 31 of the Public
Records of Dade County, Florida. And all of lots 1 through 5 inclusive
in Block C and all of Lots 1 through 5 inclusive in Block D of J.A. DANN'S
SECOND ADDITION, Plat Book 3, Page 25 of the Public Records of Dade
County, Florida, together with portions of N.W. 4 Avenue, N.W. 3 Court,
and N.W. 22 Street alley closed by Resolution No. 82-782, all lying
in Section 25, Township 53 South, Range 41 East, City of Miami, Dade
County, Florida, which by reference is made a part hereof as if fully
incorporated herein and the dedications as shown thereon together with
all existing and future planting, trees and shrubbery on said property,
to the perpetual use of the public, are hereby accepted and confirmed
by the City of Miami, Florida.

The Department of Public Works
recommends the approval of the
plat by the City Commission of
Miami, Florida, and certifies
its correctness as to form.
The proposed record plat entitled MIAMI FASHION CENTER SECTION 1
is a subdivision of a portion of the S.E. 1/4 of the S.W. 1/4 of
Section 25 Township 53 South, Range 41 East and a resubdivision
of portions of Weaver Subdivision (P.B. 6 - P. 31) and portions
of J.A. Dann's Second Addition (P.B. 3 - P. 25) together with
portions of N.W. 4 Avenue, N.W. 3 Court and N.W. 22 Street alley
closed by Resolution No. 82-872. It will consist of 2 Blocks
containing 11 Lots. It is zoned R-4 and C-5.
This plat is being forwarded to your office for City Commission
action.
Also attached are the following itemized papers necessary to
present the Plat to the City Commission of Miami:
(1) Resolution accepting the Plat
(2) Print of proposed Record Plat
(3) Opinion of Titles
(4) Memorandum from the Miami -Dade Water and Sewer

REPORT OF PROPOSED RECORD PLAT OF
MIAMI FASHION CENTER
SECTION 1
A SUBDIVISION IN THE CITY OF MIPj4I, FLORIDA
The accompanying Plat entitled Miami Fashion Center
Section 1 was prepared by Wenceslao Ortega. It is in correct
form for submission to the City Commission and is forwarded
with a recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is a subdivision of a portion of the
S.E. 1/4 of the S.W. 1/4 of Section 25 Township 53 South,
Range 41 East and a resubdivision of portions of Weaver
Subdivision (P.B. 6 - P. 31) and portions of J.A. Dann's
Second Addition (P.B. 3 - P. 25) together with portions
of N.W. 4 Avenue, N.W. 3 Court and N.W. 22 Street alley
closed by Resolution No. 82-872. It will consist of 2
Blocks containing 11 Lots. It is zoned R-4 and C-5.
'(2) The location of the streets and the widths conform with _
the standards of the Department of Public Works of the
City of Miami, Florida.
(3) As certified to by Wenceslao Ortega, Registered Land Sur-
veyor, this Plat complies with the plat filing laws of the
State of Florida.
(4) The City Zoning Board of Miami, Florida, after Public
Hearing, has recommended the closing of that portion of
Northwest 4th Avenue and that East-West alley located in
the Block bounded by Northwest 3rd Court, Northwest 22nd
Terrace, Northwest 5th Avenue, and Northwest 22nd Street
for a combined distance of 670'-'; that portion of Northwest
22nd Terrace lying East of the East right-of-way line of
Northwest 5th Avenue; and West of the West right-of-way line
of Northwest 3rd Court for a distance of 527.4'1"; and that
portion of Northwest 3rd Court lying North of the North
right-of-way line of Northwest 22nd Terrace and South of
the South right-of-way line of Northwest 22nd Lane; for a
distance of 135'±. This action was confirmed by City
Commission Resolution No. 82-872.
(5) By authority of Resolution No. 176-82, adopted October 4,
1982, the Plat was recommended for acceptance by the City
Zoning Board of Miami, Florida.

(6) The attached Certificate of Title Examinations dated
January 11, 13, 17 and February 4 , 1983, signed
respectively by Richard G. Taylor, Maurice Rosen,
Robert L. Chipinski and Lucia Allen Dougherty, Attorneys,
indicates that the fee simple title to the properties
platted are correctly vested in Alphonso Lowery and Agnes
ii. Lower;, his wife, i',Iaksymilian Feldstein and Yetta
Feldstein, his wife, Mirta Requel Jablonki, Sonnar, Inc.
and the City of Miami, and the Plat has been correctly
executed.
(7) The area platted is not encumbered by mortgages.
(8) The location of the property is shown colored in red on
the accompanying copy of a portion of City of Miami, Florida
Zoning Sheet No. 21.
(9) The attached Resolution has been prepared for the acceptance
of the Plat by the City Commission of Miami, Florida.

You have requested an opinion of title concerning real property
described in the attached Exhibit "A" located in the garment
center redevelopment area in order to process a final plat before
the City Commission.
I certify that I am an attorney authorized to practice law in the
State of Florida and that I have examined the abstract of title
covering the period from November 12, 1982 to February 4, 1983
and am of the opinion that title to the property described in
Exhibit "A" is vested in the City of Miami.
The only conveyance of land subsequent to the November 12, 1982
opinion of title from Murray.A. Greenberg, 1st Assistant Countv
Attorney, vests title in the City of Miami from Dade County by
Warranty Deed dated December 22, 1982, filed for record January
13, 1983, under Official Records Book 1668, Page 2216.
Based on the premise that no liens or judgments have been filed
against the property subsequent to February 4, 1983, I am of the
opinion that, subject to conditions, restrictions, covenance,
easements, reservations, limitations and liens of record, the
City of Miami has good and marketable fee simple title to the
property described herein.
