It is recommended that the City Commission,
after review, approve revised plans for
the Miramar Hotel at approximately 1744-
1756 North Bayshore Drive because the ,
changes reduce the impact of previously
approved variances; and further, that
the City Manager be authorized to determine
substantial compliance with variances
granted by the City Commission, when the
proposed changes have an impact that is
less than the originally approved plans.
On September 21, 1981, the Zoning Board granted variances for the
proposed Miramar Hotel project to be located at approximately
1744-1756 North Bayshore Drive (Resolution ZB165-81). This
decision was upheld by the City Commission under appeal
(Motion 82-68) on January 28, 1983; and a one year extension
of time was given by the City Commission on July 29, 1982
(Resolution 82-719). Due to the fact that the applicant is
now submitting revised plans that include significant architectural
design differences, this decision is being submitted for your review.
Revised plans containing significant architectural changes would
continue to be brought before the City Commission for review.
In addition, the revised plans reduce the impact of seven of
the original variances granted for the project mentioned above
and in no instances exceed the approved plans. As a matter of
policy, the City Administration requests that the City Commission
authorize the City Manager to make determinations of substantial
compliance with variances previously granted by the City Commission
and authorize building permits, if the revised development plans
reduce the net impact of the variances without exceeding any of them.
