RESOLUTION NO.
A RESOLUTION GRANTING A ONE YEAR EXTENSION OF
A CONDITIONAL USE AS LISTED fN ORDINANCE NO.
6871 ARTICLE VIII, SECTION 1(ll)(c) TO PERMIT
CONSTRUCTION OF A PROPOSED 5-STORY BUILDING
(CHERNIN BUILDING) AND A NEW FNTRANCE TO THE
ABLIN BUILDING ON TRACTS "A", "B" AND "C",
DOUGLAS GARDENS AMD. (110-68), ALSO DESCRIBED
AS 151 NE 52 STREET, AS PER PLANS ON FILE, AS
A PART OF THE MIAMI JEWISH ROME AND HOSPITAL
FOR THE AGED; ZONFD R-4 (MEDIUM DENSITY
DWELLING). THIS CONDITIONAL USF IN CON-
JUNCTION WITH A VARIANCE FOR OFF-STREET
PARKING AND A CONDITIONAL USE FOR AN ACCES-
SORY OPEN PARKING LOT.
WHEREAS, Article XXXII of Comprehensive Zoning Ordinance No.
6871 permits an extension of a conditional use by the City
Manager with approval of the City Commission for a one-year
period; and
WHEREAS, the City Manager recommends the extension of the
conditional use granted by Zoning Board Resolution No. ZE-57-83.
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY
OF MIAAI, FLORIDA:
Section 1. The request for a one-year extension of a
conditional use as listed in Ordinance No. 6871, Article VIII,
Section 1(11)(c), to permit construction of a proposed 5-story
building (CHERNIN BUILDING) and a new entrance to the Albin
Ruilding on Tracts "A", "B" and "C", DOUGLAS GARDENS AMD.
(110-68), also described as 151 NE 52 Street, as per plans on
file, as a part of the Miami ,Jewish Home and Hospital for the
Aged, in conjunction with a variance for off-street parking and a
conditional use for an accessory open parking lot, zoned R-4
(Medium Density Multiple Dwelling), is granted.

It is recommended that a request
for an Extension of Time for the
Conditional Use granted by the
Zoning Board for 151 NE 52 Street
be approved.
The Zoning Board, at its meeting of April 18, 1983, Item 8, following an advertised
hearing, adopted Resolution ZB 57-83 by a 5 to 0 vote, granting the request for a
conditional use to permit construction of a proposed 5-story building (Cherin
Building) and a new entrance to the Ablin Building on Tracts "A", "B" and "C",
DOUGLAS GARDENS AMD (110-68), also described as 151 NE 52 Street, as per plans
on file, as a part of the Miami Jewish Home and Hospital for the Aged; zoned
R-4 (Medium Density Multiple Dwelling). This conditional use petition is in
conjunction with a variance application for off street parking arid a conditional
use for an accessory open parking lot.
The Planning Department has no objection to the granting of the extension for
this Conditional Use.
We are requesting the City Attorney's Office, by copy of this memo, to prepare
the proper Resolution for this extension. -

RECOMMENDATIONS
PLANNING DEPT. APPROVAL OF CONDITIONAL USE for expansion of nursing
home and for an accessory open parking lot as per
conditional use provisions.
DENIAL OF VARIANCE to waive 49 off-street parking
spaces, There is not a hardship to justify the
variance.
PUBLIC WORKS No dedication is requested.
ZONING BOARD At its meeting of April 18, 1983,�the Zoning Board
adopted Resolution ZB 57-83 for the Conditional Use
to permit construction, ZB 58-83 for the Variance
and ZB 59-83 for the Conditional Use for an accessory
parking lot.
