It is recommended that a request
for an Extension of Time for the
Variance granted y t e Zoning
Board for 3265-75 Allamanda
Street be approved.
The Zoning Board, at its meeting of March 21, 1983, Item 8, following an advertised
hearing, adopted Resolution ZB 44-83 by a 5 to 0 vote, granting a variance from
Ordinance 6871, ARTICLE VI, Sections 30 )(a) and 3(2)(a) to permit construction
of a Development of Planned Unit Nature (PUN) on the NJ of Lot 9, the E75' of the
Si of Lot 9 and all of Lots 10 and 11, Block 1, ALLAMANDA GARDENS (6-72), also
described as 3265-75 Allamanda Street, as per plans on file, with a 15' proposed
front yard (20' required), 9' proposed south side yard (10' required), and 5'
proposed north side yard (10' required); zoned R-2 (Two Family Dwelling).
The Planning Department has no objection to the granting of the extension of
time for this variance.
A RESOLUTION to provide for this extension has been prepared by the City Attorneys
Office and submitted for .he consideration of the City Commission.

Use petition in conjunction with 0 Variance
application for yard areas.

Variance to permit construction of a development
of Planned Unit Nature (PUN) on above site, as
per plans on file, with 15' proposed front yard
(20' required), 9' proposed south side yard
(10' required) and 5' proposed north side yard
(10' required). This Variance petition in
conjunction with a Conditional Use application
for a PUN.
Request the dedication of the west 10 ' of
lots 10, 11 and the NJ of lot 9.
PLANNING DEPT. APPROVAL OF CONDITIONAL USE. The proposed PUN
provides for good design and meets the intent
for a residential development of a Planned Unit'
•fiature.
APPROVAL SUBJECT TO FINAL LANDSCAPE PLAN APPROVAL.
In conjunction with the overall site development
and the preservation of trees on the site, the
requested variances are justified. The trees being
preserved around the parking area necessitate the
building siting as proposed.
ZONING BOARD At its meeting of March 21, 1983, adopted Res. ZB 44-83
granting the variance and Res. ZB 45-83 granting the
conditional use subject to conditions.

My P.U.N. approval (granted by the City of Miami Zoning
Board on March 21, 1983) expires on September 21, 1983.
Accordingly, this letter•is thirty (30) days or more
prior to the expiration date. 0`
I am requesting a one year extension due to the market-
place in Coconut Grove which would not permit units of
1,414 square feet to sell well.
Progress to date includes:
(1) The entering into a contract with the architect,
Alberto Otero, for detailed work drawings:
(2) Having received a tentative commitment for a
construction Loan from a local mortgage
. banker .
(3) Instructing•Mortimer Cohen, Attorney, to
• _ prepare documents for dedication of front
ten (10) feet for road widening.
(4) Surveying of the three (3) lots as one
entity by registered land surveyor.
The project of six houses will feature contemporary archi-
tecture, a tropical pool and waterfall, a wooded thicket
(in preservation), and saving of all trees but one.
