A RESOLUTION GRANTING A ONE, YEAR EXTENSION OF
A VARIANCE AS LISTFD IN OnDINANCE NO. 6871,
ARTICLE XIV, SECTION 4(b) TO PERMIT AN
ELEVATOR SHAFT AND ELEVATOR LOBBY ADDITION TO
THE EXISTING RUILDING ON LOT 2, CORAL WAY
GARDENS (48-85), ALSO DESCPIBED AS 1407-09-11
SOUTHWEST 22ND STREET, AS PER PLANS ON FILE,
WITH 0.0' SETBACK AT THE SHAFT/LOBBY LOCATION
(10'REQUIP.FD); ZONED C-2 (COMMUNITY COMMER-
CIAL).
WHEREAS, Article XXXI, of the Comprehensive Zoning Ordinance
No. 6871, permits an extension of a variance by the City Manager
with approval of the City Connie;sion, for a one vear period; and
WHEREAS, the City Manager recommends the extension of the
variance granted by Zoning Board Resolution No. ZB-85-83;
NOW, THEREFORE,, BE IT RESOLVED BY THE COMMISSION OF THE CITY
OF MIAMI, FLORIDA:
Section 1. The request for a one year extension of a
variance from Ordinance No. 6871, Article XIV, Section 4(b) to
permit an elevator shaft and elevator lobby addition to the
existing building on Lot 2, CORAL WAY GARDENS (48-85), also
described as 1407-09-11 Southwest 22nd Street, as per plans on
file, with 0.0' setback at the shaft/lobby location (10'
required); zoned C-2 (Community Commercial) is granted.

It is recommended that the request
for an Extension of Time for the
Variance Granted by the Zoning
Board for the property located

approved.
The Zoning Board, at its meeting of May 16, 1983, Item 4, following an advertised
hearing, adopted Resolution ZB 85-83 by a 5 to 0 vote, granting the variance
request to permit an elevator shaft and elevator lobby addition to the existing
building on Lot 2, CORAL WAY GARDENS (48-85), also described as 1407-09-11 S11 22
Street, as per plans on file with 0.0' setback at the shaft/lobby location (10'
required); zoned C-2 (Community Commercial).
Planning Department has no objection to the granting of the extension for this
Variance.
Ile are requesting the City Attorney's Office, by copy of this memo, to prepare
the proper Resolution for this extension.

RECOMMENDATIONS
PLANNING DEPT.
DENIAL. There is no hardship to justify requested
•
variance. The addition would encroach into the
front yard facing Coral Way; this space along
this major arterial should be reserved for land-
scaping. Opportunity exists at the rear of the
building to accomodate the proposed addition.
PUBLIC WORKS
No dedication is requested.
ZONING BOARD
At its meeting of flay 16, 1983, adopted Resolution
ZB 85-83 by a 5 to 0 vote granting the above request.

Dear Mr. Perez-Lugones,
On May 16th, 1983 a variance was granted with an expiration
date of November lst, 1983 on Resolution No. 85-83.
Although we have worked with,two different architects in
attempting to complete the building -plans, we have been
unable to finalize same.
We therefore respectfully request •an extension of the
variance expiration date.
