ENCLOSURES
In June 1983, the City Commission authorized the City Manager to execute
an agreement with Duany, plater-Zyberk and Plasencia, architects, to
provide professional services for the renovation of Building A (the
church building) of the Manuel Artime Community Center. The architects
were authorized to proceed with the schematic design phase in mid July
1983.

2) Assessment of the building with regards to structural,
electrical and mechanical systems.
3) Acoustical evaluation
4) Investigation of various theatre types.
5) Meeting with City staff (building and fire officials) to
discuss code requirements.
6) Meeting with local cultural groups (current and prospective
users) to determine users' needs.
As a result of their evaluation, the architects have prepared a shematic
design for the proposed renovation which recommends reducing the 1300
seat church auditorium to a 729 seat fully equipped community theatre.
There would be minor renovation of the existing office area and the
exterior character of the building would be preserved.

The renovation is estimated at a cost of $1.5 million, some of which
could be accomplished in phases. However, most of the renovation
cost is associated with reconstructing the theatre area, which should
be accomplished in one phase. According to the architects, it is
estimated that new construction of a similar facility would cost $4
million.
It is recommended that the architects be scheduled on the April 5,
1984 Committee of the Whole Agenda to present the proposed schematics
for the renovation in order to obtain input from the City Commission
prior to proceeding with the design development phase.
The architects will present drawings and renderings showing the
proposed interior space plan as well as discuss the proposed
theatre type, size, estimated cost and phasing of the construction.
It is anticipated that the design development documents could be
prepared for the July 1984 Ci_t} Comr,Iission meeting �:hich U1i 11 be
