Sales have steadily increased due to a growing number of regular patrons and the successful shows in the Coconut Grove Exhibition Center. To further improve we are prepared to proceed with three phases of renovation to create a more versital restaurant and provide better service for our patrons. The goal of Phase I is a new reception lobby, to replace the back door entrance from the center into JP's. The lobby is to enclose the elevator and connect to the main exhibition space. The architectural decail.ing of the addition will be of wood. ( red cedar) , Florida Kcyst:onc and glass to Complement the character of JP's. Phase II will, enchance the view while controlling the environment by creating an indoor/outdoor patio room on t-he terrace. The canvas is not adequate to handle environmental change,-, wind, rain, heat, cold and bugs. The new room will be of snood, glass and stone, the glass panels, moveable so we can open up on a pleasant day. The roof of a similar profile to the existing will be insulated and constructed of exposed wooden beams. Phase III, changes are also to be made to the kitchen, beverage service areas and concessions which although unnoticed to a rest- aurant patron will help to provide efficient service. The plans are complete for Phase I and we can begin construction within three weeks. Phase II is in the advanced design stage and working drawings are expected in early May. Phase III improve- ments will complete the project. Renovations should be complete by -August 1. We wi1L remain open throughout construction. We look forward to con;:_nued success and growth at JP's in the Coconut Grove Exhibition Center. Sincerely, J. Pendeas MIAMI / FT.
