RESOLUTION NO. 84 A RESOLUTION AUTHORIZING THE CITY MANAGER TO AMEND AN EXISTING LEASE AGREEMENT WITH NEW WORLD TOWER ASSOCIATES LTD., 100 BISCAYNE BOULEVARD, FOR THE LEASE OF AN ADDITIONAL 963 SQUARE FEET OF OFFICE SPACE AND EXTENDING THE LEASE AGREEMENT FOR AN ADDITIONAL YEAR TO FEBRUARY 1987 TO PROVIDE OFFICE SPACE FOR THE SOUTHEAST OVERTOWN/PARK WEST PROJECT OFFICE, ALLOCATING FUNDS THEREFOR FROM FY'84-185 DEPARTMENTALLY BUDGETED FUNDS. WHEREAS, the Southeast Overtown/Park West Project is in need of office space- and WHEREAS, this space is presently unoccupied; and WHEREAS, an additional 963 square feet of office space is available; and WHEREAS, the space at the New World Tower requires minimal alteration; and WHEREAS, the location of the New World Tower is very con- venient for the Southeast Overtown/Park West Project Office; and WHEREAS, it is desirable to extend the original lease to February 28, 1987; NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI, FLORIDA: Section 1. The City Manager is hereby authorized to amend a lease agreement, subject to approval of the City Attor- ney, with New World Tower Associates Ltd. for 963 square feet of office space at $16-50 per square foot per annum to be added to CITY COMMISSION MEETING OF NOV 8 1984 ON N0.84-1292 A L the original lease, to be paid for by funds allocated in the FY '84-'85 budget. Section 2. The City Manager is hereby authorized to extend the original lease from March 1, 1986 to February 28, 1987, in the proposed amount of $51,187.50 per annum ($17.50 per square foot). Bailey AItem No. 94; Repeat on Assistant City Manage Agenda of October 10, 1984 ENCLOJSUREi: ( 1) It is requested that the Miami City Com- mission approve the attached resolution authorizing the City Manager to amend the City's current lease agreement with the New World Tower Associates Ltd. (100 Biscayne Boulevard) for the lease of an additional 963 square feet of office space and extending the lease agreement for an additional year to February 1987. The space will be utilized by the Southeast Overtown/Park West Project Office. As a result of the recent consolidation of the Departments of Economic Development and International Trade, the space currently leased at 100 Biscayne Blvd. has been vacated. The lease on the current space extends to February 1986 (1,662 square feet). The Southeast Overtown/Park West Project Office has been tempo- rarily housed at space allocated to the Planning Department. Due to the expansion of the project staff and last year's termina- tion of leasing space at the office of the Downtown Development Authority for the project director and secretary, it has become necessary to relocate the project office. The New World Tower affords an excellent location for the project office in space that is already leased to the City and for which the City is liable to rent until February 1986. The relocation of the Southeast Overtown/Park West Office will necessitate the leasing of an additional 963 square feet which was originally leased by the City and for which the lease expired 4, •�• ryx 84-1292 Howard V. It is also requested that the lease be extended for the full space for an additional year (February 1987) in order to avoid any potential disruption to the operation of the project that would result if the office was forced to move at the end of the current lease and to insure a reasonable rental rate until 1987. It is anticipated that at the completion of the renovation of the New World Tower and the opening of Bayside that there will be significant increases in rent at this building. The City currently pays $12 a square foot plus a cost of living for space currently leased. The additional 963 feet will be leased at $16.50 a square foot and the full lease will be $17.50 a square foot after February 1986. overall, this rent structure is most competitive compared to similar -type facilities within the downtown area. *O :coward V .
