(SHODCI) 241 N.W. 17th Street, Miami, Florida 576-8097 POLICY STATEMNT SHODCI intends to rehabilitate apartment buildings in low income areas and sell units as condominiums. The properties to be rehabilitated are buildings that are structurally sound but because of urban problems are being lost at an alarming rate to condemnation. SHODCI intends to rehab and sell units and stop the loss of this low income housing to condemnation. The utilization of Surtax funds for approximately 5076 of the selling price of the units will make program possible. First Building to be rehabilitated: 240 N.14. 17th Street, Miami, Florida (across street from SHODCI Office) nine units three one bedrooms and six two bedrooms. Sales Price of units $17,000 for one bedrooms $21,000 for two bedroom units. Rehabilitation to be performed to property: New Roofs, New Kitchens and Baths, Painting, repairing pavement, .new appliances and floor coverings, All necessary repairs etc. Units will be all electric with individual water heaters. Building will be converted to condominium and units sold to adults primarily to eliminate the overcrowding common to this type property. Familys that are to large will be relocated at SHODCI expense. Financing will be obtained from conventional lending institutions for approximately 5076 of sales price and the remaining 5076 of purchase price will be in the form of Surtax Mortgages. Sales Price of Units: $17,000 for one bedroom units $21,000 for two bedroom units. Management Program: SHODCI presentlyy maintains offices at 241 N.W. 17th Street, Miami, Florida. This office is directly across street from 9 unit pilot building project. We intend to offer an ongoing management program to the familys and condominium associations that result from the rehabilitation program. The low income familys must have and will have our continued management services in order to succeed.
