Va:u Pius SHPA I have appraised the Downtown Main Library in Dayfront Park by the two methods, per your letter of April 26, 1983. 1 hereby certify that I have no present or contemplated future interest in the subject property. I have investigated all of the factors affecting value and all information used was true and correct to the Kest of ►ny knowledge. This report was prepared in accordance with the codes of ethics and appraisal principles of the professional societies of which I am a member. The estimated new Replacement Cost of the building is indicated at $4,800,000. No land value is included in this figure. After estimated depreciation and renovation costs, the building was valued at $1,111 1,000. If the building were converted to rental office space, its net value, after deducting conversion (renovation) costs, is estimated at $1,147,000. In neither case were moving costs considered.
