HomeMy WebLinkAboutR-85-0507J-85-463a RESOLUTION NO.� A RESOLUTION ACCEPTING THE PROPOSALS OF PROPERTY CONSULTANTS, INC., AND SLACK, SLACK, & ROE, INC., MAI APPRAISERS, FOR FEES OF $5,000 AND $69500, PLUS EXPERT WITNESS FEES OF $75 AND $140 PER HOUR RESPECTIVELY, TO APPRAISE, FOR THE PURPOSE OF ESTABLISHING FAIR MARKET VALUE, TWO BLOCKS OF PROPERTY LEGALLY DESCRIBED AS BLOCKS 2 AND 49 ALL IN DUPONT PLAZA SUBDIVISION AS RECORDED IN PLAT BOOK 50 AT PAGE 11; BOUNDED ON THE NORTH BY S. E. SECOND STREET; ON THE WEST BY S.E. SECOND AVENUE; ON THE SOUTH BY S.E. FOURTH STREET, AND ON THE EAST BY S.E. THIRD AVENUE; ALLOCATING FUNDS TO COVER THE COST OF THE APPRAISAL FROM SPECIAL PROGRAMS AND ACCOUNTS, CONTINGENT FUND. WHEREAS, the City of Miami is interested in acquiring property in order to expedite the bifurcated ramp system for I-95; and WHEREAS, funds for appraisal fees are available from Special Programs and Accounts Contingent Fund; and WHEREAS, appraisals to establish Fair Market Value must be obtained; and WHEREAS, two appraisals are needed to establish this value; and WHEREAS, due to the urgency of getting this Resolution on the Agenda for the May 9, 1985 Commission Meeting, invitations were made to several Dade County appraisers, all of whom are members of the American Institute of Appraisers; and WHEREAS, three (3) appraisers responded and the two proposals most advantageous were submitted by Property Consultants, Inc., and Slack, Slack & Roe, Inc., with proposal bids of $5,000 and $6,500 respectively, plus $75 and $140 per hour expert witness testimony fees respectively; CITY L"N MEETi. •. MAY 9 *85 ION iw. 8.5 t NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI, FLORIDA: Section 1. The City Manager is hereby authorized to accept the proposals of Property Consultants, Inc., and x: Slack, Slack & Roe, Inc., for fees of $5,000 and $6,500, plus expert witness testimony fees of $75 and $140 per hour respectively, to appraise for the purpose of establishing Fair Market Value, two (2) square blocks of property, said property legally described as Blocks 2 and 4, all in Dupont = Plaza Subdivision as recorded in Plat Book 50 at Page 11; ` bounded on the North by S.E. Second Street; on the West by S.E. Second Avenue; on the South by S.E. Fourth Street; and on the East by S.E. Third Avenue, allocating funds to cover the costs of the appraisal from Special Programs and -ti Accounts, Contingent Fund. PASSED AND ADOPTED this 9th day of May , 1985. Appraisers, for fees o $5,000 and $61500, plus Expert Witness Fees of $75 and $140 per hour respectively, to appraise, for the purpose off° establishing Fair Market Value, Block 2 and Block 4 of Du ont Plaza Subdivision PB 1. FUnds covering t e co�—of appraisal fees are available from Special Programs and Accounts Contingent Fund. The City of Miami is interested in acquiring this land in order to expedite the bifurcated ramp system for I-95. Appraisals were solicited from MAI Appraisers, and three responses were received. The two most advantageous proposals were submitted by Property Consultants, Inc., and Slack, Slack & Roe Inc. Property Consultants, Inc., submitted a bid of $5,000, a time of two to three weeks to complete and expert witness fees of $75 per hour. Slack, Slack & Roe Inc., also submitted a bid of $6,500, with 30 days or less to complete the project, and expert witness fees of $140 per hour. Funds for appraisal fees are available from the Special programs and Accounts Contingent Fund. Recommendation It is recommended that the City Manager be authorized to accept the appraisal proposals of Property Consultants, Inc., and Slack, Slack & Roe Inc. 85-SQ L.
