APPROXIMATELY 1600 SW 2ND AVENUE Lot 6 DONAVANT VILLA RE -SUB (41-84) Change of zoning classification in th@ Official Zoning Atlas of Zoning Ordinance 9500, as amended, from; .RS-2/2 ONE FAMILY DETACHED RESIDENTIAL to RO-3/5 RESIDENTIAL OFFICE. REQUEST To change the zoning of Lot 6, DONAVANT VILLA RE -SUB (41-84) from RS-2/2 ONE FAMILY DETACHED RESIDENTIAL to RO-3/5 RESIDENTIAL OFFICE in the Official Zoning Atlas of Zoning Ordinance 9500. - BACKGROUND The I-95/SW 15th Road Planning Study proposed this zoning change. The study was reco.. tided unanimously by the Planning Advisory Board and approved, in principle, by the City Commission. ANALYSIS Because SW 15th Road provides adequate access, uses in addition to professional offices can be served. Those uses permitted in RO-3/S include banks, travel agencies and medical reference laboratories. By rezoning this particular lot to the same proposed rezoning to the east, all parcels adjacent to SW 15th Road become realistic developable sites. In addition, this rezoning would provide a straightening of the zoning district line which is currently jagged. - RECOMMENDATIONS PLANNING DEPT, Approval.
