MEDICAL SUBDIVISION, A SUBDIVISION IN THE
CITY OF IIIAMI; AND ACCEPTING THE DEDICATIONS
SHOWN ON SAID PLAT: AND ACCEPTING THE
COVENANT TO RUN WITH THE LAND POSTPONING
THE IMriEDIATE CONSTRUCTIO14 OF CERTAIN IM-
PROVEMENTS UNTIL REQUIRED BY THE DEPART11ENT
OF PUBLIC WORKS: AND AUTHORIZING AND DIREC-
TING THE CITY 14ANAGER AND CITY CLERK TO
EXECUTE THE PLAT AND PROVIDING FOR THE RE-
CORDATION OF SAID PLAT IN THE PUBLIC RECORDS
OF DADE COUNTY, FLORIDA.
WHEREAS, the City Department of Public Works recommends the
acceptance of the plat:
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF
MIAMI, FLORIDA:
Section 1. The plat entitled Medical Subdivision, is a re -
subdivision of a replat of tracts A and B, "JOHN ELLIOTT BLOOD BANK
SUBDIVISION" (P.B.96-91), replat of a portion of Block "B" HIGHLAND
PARK (PB-58-78), portions of "HIGHLAND PARK" (P.B. 2-13) and portions
of certain Rights of Way and alleys adjacent thereto all of the Public
Records of Dade County, Florida lying in the NE 4 of Section 35,
Township 53 South, Range 41 East, City of Miami, Dade County, Florida,
which subject plat by reference is made a part hereof as if fully in-
corporated herein and which plat, together with the dedications shown
thereon, and the dedications to the perpetual um of the Dublic of all
existing and future planting, trees and shrubbery on said property, is
hereby accepted and confirmed by the City of Miami, Florida.
Section 2. The Covenant To Run With The Land executed by
Ophthalmology Research Foundation, Inc. and the South Florida Blood
Service, Inc., postponing the immediate construction of full width
improvements for N.W. 8 Avenue between N.W. 15 St. and N.W. 17 St.
until such time as required by the Department of Public Works of the
City of Miami is hereby accepted and the proper officials are directed
to record said covenant after plat has been recorded in the Public
Records of Dade County, Florida.

It is recommended that a resolution
be adopted accepting the plat
Medical Subdivision by the City
Commission of Miami, Florida.
The proposed record plat entitled Medical Subdivision is a replat of
Tracts A and B, "JOHN ELLIOTT BLOOD BANK SUBDIVISION" (Plat Book 96-
91), replat of a portion of Block "B" HIGHLAND PARK (PB-58-78),
portions of "HIGHLAND PARK" (P.B. 2-13) and portions of certain rights
of way and alleys adjacent thereto all -of the public records of Dade
County, Florida lying in the NE k of Section 35, Township 53 South,
Range 41 East, City of Miami, Dade County, Florida. The property
platted consists of 2 tracts and a public park. It is zoned 0-1/7
and PR.
This plat is being forwarded for City Commission action.
Also attached are the following itemized papers necessary to present
the Plat to the City Commission:

A SUBDIVISION IN THE CITY OF MIAMI, FLORIDA

The accompanying Plat entitled Medical Subdivision was
prepared by Biscayne Engineering Co., Inc. It is in correct form
for submission to the City Commission and is forwardea with a =
recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is a replat of Tracts A and B, "JOHN
ELLIOTT BLOOD BANK SUBDIVISION" (Plat Book 96-91), replat of
a portion of Block "B" HIGHLAND PARK (PS-58-78), portions of
"HIGHLAND PARK" (P.B. 2-13) and portions of certain rights
of way and alleys adjacent thereto all of the public records
of Dade County, Florida lying in the NE 1/4 of Section 35,
Township 53 'South, Range 41 East, City of Miami, Dade
County, Florida. The property platted consists of 2 tracts
and a public park. It is zoned 0-1/7 and PR.
(2) The location of the streets and the widths conform with the
standards of the Department of Public Works of the City of
Miami, Florida.
(3) As certified to by George C. Bolton, Registered Lana
Surveyor, this Plat complies with the plat filing laws of
the State of Florida.
(4) The City Zoning Board of Miami, Florida, after Public
Hearing, has recommended the closing of Pine Heights Park,
as shown on the Plat of Highland Park (2-13) and that
portion of N.W. 16th Terrace and N.W. 16th Street located
between the West Right -Of -Way line of N.W. 8th Avenue and
the East Right -Of -Way Line of N.W. 8th Ct; that portion of
86-S 14:

N.W. 8th Ct. located between the North Right -Of -Way line of
N.W. 15th Street and the South Right -Of -Way line of N.W.
17th Street; that part of N.W. 15th Street North of the new
Road alignment for N.W. 15th Street; that portion of a 10'

Lots 9 and 20, Block 21, Highland Park (2-13) and the 10'
alley running East-West located contiguous and adjacent to
Lots 1 through 4 inclusive, Block A, Highland Park (2-13).
This action was confirmed by City Commission Resolution No.
86-
(5) The Certificate of Title Examination dated April 22 and 23
signed by Charles E. Sammons and Brian P. Tague, Attorneys,
indicate that the fee simple title to the property platted
is correctly vested in Ophthalmology Research Foundation,
Inc. and South Florida Blood Service and the Plat has been
correctly executed.
(6) The area platted is not encumbered by mortgages.
(7) In accordance with the requirements of Chapter 54, of The
Code of The City of Miami, Florida, a Performance Bond in
the amount of $81,000.00 has been executed by Ophthalmology

This Bond and the Surety's Power of Attorney will accompany
the Agreement between the City of Miami, Florida and the
Principal to guarantee the construction of Landscaping,
Asphaltic Concrete Pavement, removal of existing sidewalk,
removal of existing curb and gutter, sidewalk, curb and
gutter and storm drainage structures at the property
platted.
(8) Since there is no full width improvements for N.W. 8 Avenue
between N.W. 15-17 Street in the vicinity of the property
platted, it is recommended that a covenant be accepted
postponing the immediate construction of these improvements
until the area is more fully developed.
