HomeMy WebLinkAboutR-86-0502J-86-538 6/23/86 RESOLUTION NO.- 86-50 Z A RESOLUTION AUTHORIZING THE CITY MANAGER TO NEGOTIATE AND EXECUTE A LEASE AGREEMENT, WITH DUPONT PLAZA CENTER, IN A FORM ACCEPTABLE TO THE CITY ATTORNEY, FOR THE LEASE OF OFFICE SPACE AT THE DUPONT PLAZA AT AN ANNUAL AGGREGATE RENTAL OF $264,000 SUBJECT TO ANNUAL CPI ADJUSTMENTS AND OPERATING EXPENSES, FOR AN ORIGINAL TERM OF FIVE (5) YEARS WITH A RENEWAL OPTION, FOR THE DEPARTMENT OF DEVELOPMENT AND THE HOUSING CONSERVATION AND DEVELOPMENT AGENCY; AND ALLOCATING MONIES THEREFOR FROM PREVIOUSLY APPROPRIATED FUNDS. WHEREAS, on January 23, 1986 the Commission adopted Ordinance No. 10070 establishing a new Department to be known as the Department of Development; and WHEREAS, on May 22, 1986 the Commission adopted Ordinance No. 10105 establishing a new Agency to be known as the Housing Conservation and Development Agency; WHEREAS, it is mot cost effective to consolidate all the current office space requirements of the Department of Development, and the Housing Conservation and Development Agency and the proposed space is competitively priced in the available local market and is most advantageous to the City; NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI, FLORIDA: Section 1. The City Manager is hereby authorized to negotiate and execute a Lease Agreement, with Dupont Plaza Center in a form acceptable to the City Attorney for the lease of office space at the Dupont Plaza at an annual, aggregate rental of $264,000 subject to annual CPI adjustments and operating expenses for an original term of five (5) years with a renewal option by the City upon expiration of the original term, for the Department of Development and the Housing Conservation and Development Agency. Odio City Manager DATE: June 18, 1986 MBE:G O. 4 60. 01 SUBJECT: Lease Agreement: Dupont Plaza Center: Dept. of Development & HousingConservation and REFERENCEs:Development Agency For City Commission Meeting ENCLOSURES:Of June 26, 1986 It is recommended that the City Commission adopt the attached Resolution authorizing the City Manager to negotiate and execute a Lease Agreement, with Dupont Plaza Center, in a form acceptable to the City Attorney, for the lease of office space for the Department of Development and the Housing Conservation and Development Agency for an original term of five (5) years, for an aggregate rental of $264,000 per annum, and therefore allocating monies from previously appropriated funds. In conjunction with the overall consolidation effort of various City Departments and agencies into the Department of Development, and the formation of the Housing Conservation and Development (HCD) Agency pursuant to Ordinance No. 10105 adopted on May 22, 1986, the City has reviewed alternative locations for office space to locate these respective departments. Currently, the Department of Development is operating from various office locations, and would be more effective if centralized. Based on investigations to date, it would be most advantageous to the City to lease office space in the Dupont Plaza Center. It is recommended that the attached Resolution be adopted authorizing the City Manager to negotiate and execute a Lease Agreement, in a form acceptable to the City Attorney, for occupancy of approximately Honorable Mayor and Members of the City Commission June 18, 1986 Page Two 16,500 square feet of office space for the Department of Development and the Housing Conservation and Development Agency in the Dupont Plaza Center, at a rate of $16.00 per square foot, for an aggregate annual rental of $264,000, subject to annual CPI adjustments, for an original term of five (5) years with an option for a renewal term.
