RESOLUTION NO. Sfi C�
A RESOLUTION ACCEPTING THE PLAT ENTITLED HIGHLAND
PARK HOSPITAL SUBDIVISION FIRST ADDITION A
SUBDIVISION IN THE CITY OF MIAMI; AND ACCEPTING
THE DEDICATIONS SHOWN ON SAID PLAT; AND ACCEPTING
THE COVENANT TO RUN WITH THE LAND POSTPONING THE
IMMEDIATE CONSTRUCTION OF CERTAIN IMPROVEMENTS
UNTIL REQUIRED BY THE DEPARTMENT OF PUBLIC WORKS;
AND AUTHORIZING AND DIRECTING THE CITY MANAGER AND
CITY CLERK TO EXECUTE THE PLAT AND PROVIDING FOR
THE RECORDATION OF SAID PLAT IN THE PUBLIC RECORDS
OF DADE COUNTY, FLORIDA.
WHEREAS, the Zoning Board and the Department of Public Works have
recommended the acceptance of the plat:
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF
MIAMI, FLORIDA:
Section 1. The plat entitled Highland Park Hospital Subdivision
ist Addition is a replat of Tracts A and B "HIGHLAND PARK HOSPITAL
SUBDIVISION' (P.B. 127, PG. 72) and Lots 7, 22, 23 and 24, 'HIGHLAND
PARK" (P.B. 2, PG. 13): Also that certain public alley adjacent
thereto lying in N.E. 1/4 of Section 35, Township 53 South, Range 41
East, City of Miami, Dade County, Florida, which subject plat by

reference is made a part hereof as if fully incorporated herein and
which plat, together with the dedications shown thereon, and the
dedications to the perpetual use of the public of all existing and
future planting, trees and shrubbery on said property, is hereby
accepted and confirmed by the City of Miami, Florida.
Section 2. The Covenant To Run With Land executed by HCA Health
Services of Florida, Inc. and Marck One a Florida General Partnership,
postponing the immediate construction of full width improvements on
N.W. 8 Avenue which include sidewalk, curb and gutter and pavement
until such time as required by the Department of Public Works of the
City of Miami is hereby accepted and the proper officials are directed
to record said covenant after plat has been recorded in the Public
Records of Dade County, Florida.

Section 3. The City Manager and City Clerk
are hereby authorized
and directed to execute the plat and cause the same to be recorded in
the Public Records of Dade County, Florida.

REPORT OF PROPOSED RECORD PLAT OF
HIGHLAND PARK HOSPITAL SUBDIVISION FIRST ADDITION
LOCATED AT N.W. 17 STREET BETWEEN N.N. 7 CT. AND N.W. 8 AVENUE
A SUBDIVISION IN THE CITY OF MIAMI, FLORIDA
The accompanying Plat entitled "HIGHLAND PARK HOSPITAL
SUBDIVISION FIRST ADDITION" was prepared by Biscayne
Engineering Co. It is in correct form for submission to the
City Commission and is forwarded with a recommendation that it
be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is a replat of Tracts A and B
"HIGHLAND PARK HOSPITAL SUBDIVISION" (P.B. 127 PG. 72) and
Lots 7, 22, 23 and 24, "HIGHLAND PARK' (P.B. 2, PG. 13):
also that certain public alley adjacent thereto lying in
N.E. 1/4 of Section 35, Township 53 South, Range 41 East,
City of Miami, Dade County, Florida. The plat consists of
3 tracts containing 1.97± acres. It is zoned 0-1/7.
2) The location of the streets and the widths conform with
the standards of the Department of Public Works of the
City of Miami, Florida.
(3) As certified to by Yvon LeCaer, Registered Land Surveyor,
this Plat complies with the plat filing laws of the State
of Florida.
(4) The City Zoning Board of Miami, Florida, after Public,
Hearing, has recommended the closing of the, 20' alley
running West and South from the West right-of-way line of
N.W. 7 Ct. between W.W. 15th and 17th Streets as indicated
on the plat of Highland Park Hospital Subdivision (127-72)
and on the Plat of Highland Park Subdivision (2-13). This
action was confirmed by City Commission Resolution No. 86-
156.

(5) The Certificates of Title Examination dated August 18 and
25, 1986 signed by Ronald W. Rudolph and Richard A. Arkin
Attorneys, indicate that the fee simple title to the
property platted is correctly vested in HCA Health
Services of Florida, Inc. and Marck One, a joint venture
and a Florida General Partnership and the Plat has been
correctly executed.
(6) The area platted is encumbered by mortgages and the
mortgage holders have executed the Plat and joined in its
dedications.
(7) In accordance with the requirements of Chapter 54, of The
Code of The City of Miami, Florida, a Performance Bond in
the amount of S15,700,00 has been executed by HCA Health
Services of Florida, Inc., Principal, and'SAFECO Insurance
Company of America Surety. '- This bond and the Surety's
Power of Attorney will accompany the Agreement between the
City of Miami, Florida and the Principal to guarantee the
construction of asphaltic concrete pavement, sidewalk,
curb and gutter, asphaltic concrete pavement (alley) and
remove iron fence, remove existing sidewalk and remove
existing curb and gutter at the property platted.
(8) Since there is no full width improvements on N.W. 8 Avenue
which include*sidewalk, curb and gutter and pavement i-n
the vicinity of the property platted, it is recommended
that a covenant be accepted postponing the immediate
construction of these improvements until the area is more
fully developed.
(9) The attached Resolution has been prepared for the
acceptance of the Plat by the City Commission of Miami,
Florida.
