WHEREAS, the City Department of Public Works recommends the
acceptance of the plat
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF
MIAMI, FLORIDA:
Section I. The plat entitled Wolfe's Industrial Plat is a
resubdivision of Lots 11, 12, and 13, Block 4, "First Amended Plat of
Dr. Burkhart's Winter Gardens", Plat Hook 5, Page 22, of the Public
Records of Dade County, Florida, ali lying in Section 27, Township
53 South Range 41 East, City of iviia.mi, Dade County, Florida which
subject plat by reference is made a part hereof as if fully
incorporated herein and which plat, together with the dedications shown
thereon, and the dedications to the perpetual use of the lublic of all
existing and future pianting, trees and shrubbery on said property, is
hereby accepted and confirmed by the City of Miami, Florida.
Section 2. The City Manager and City Clerk are hereby
authorized and directed to execute the plat and cause the same to be
recorded in the Public Records of Dade County, Florida.

I, REPORT OF PROPOSED RECORD PLAT OF
WOLFE'S INDUSTRIAL PLAT
LOCATED AT N.W. 24 AVENUE BETWEEN
N.W. 21 TERRACE & N.W. 23 STREET

A SUBDIVISION IN THE CITY OF MIAMI, FLORIDA
The accompanying Plat entitled WOLFE'S INDUSTRIAL PLAT was
prepared by J.H. Manucy, Inc. It is in correct form for
submission to the City Commission and is forwarded with a
recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is a replat of Lots 11, 12 and 13,
Block 4, "First Amended Plat of Dr. Burkhart's Winter
Gradens", Plat Book 5, Page 22, of the Public Records of
Dade County, Florida, all lying in Section 27, Township
53 South, Range 41 East, City of Miami, Dade County,
Florida. The area platted consists of two (2) Lots
containing 0.48+ of an acre. It is zoned I— 1/7.
2) The location of the streets and the widths conform with
the standards of the Department of Public Works of the
City of Miami, Florida.
(3) As certified to by J.H. Manucy, Registered Land Surveyor,
this Plat complies with the plat filing laws of the State
of Florida.
(4) The Certificate of Title Examinations dated March 12 and
March 16, 1987 signed by Sanford Reinhard and Armando
Gutierrez, Attorneys, indicates that the fee simple title
to the property platted is correctly vested in Catherine
M. Wolfe and G. Robert Wolfe, her husband and Gaston
Campano and Estrella Campano, his wife and Esteban Guerra
and Emilia Guerra, his wife and Enrique Marina and Marcia
Marina, his wife and the plat has been correctly excuted.

The area platted is encumbered by a mortgage and the
mortgage holder has executed the Plat and joined in its
dedications.
(6) Since all the required subdivision improvements on this
property have been previously placed and accepted, this
Plat will be forwarded to the City Commission of Miami,
Florida, without the usual formality of providing Bond and
Contract.
(7) The attached Resolution has been prepared for the
acceptance of the Plat by the City Commission of Miami,
Florida.

BACKGROUND:
The Department of Public Works has reviewed this plat, and has
determined that it is now in order for acceptance by the City
Commission.
The proposed record plat entitled WOLFE'S INDUSTRIAL PLAT is a
replat of Lot 11, 12 and 13, Block 4., "First Amended Plat of
Dr. Burkhart's Winter Gardens", Plat Book 5, Page 22, of the
Public Records of Dade County, Florida, all lying in. Section 27,
