A RESOLUTION ACCEPTING THE PLAT ENTITLED
CENTRAL - BAY VIEW, A SUBDIVISION IN THE CITY
OF MIAMI; AND ACCEPTING THE DEDICATIONS SHOWN
ON SAID PLAT; AND AUTHORIZING AND DIRECTING
THE CITY MANAGER AND CITY CLERK TO EXECUTE THE
PLAT AND PROVIDING FOR THE RECORDATION OF SAID
PLAT IN THE PUBLIC RECORDS OF DADE COUNTY,
FLORIDA.
WHEREAS, the City Zoning Board and the Department of Public Works
have recommended the acceptance of the plat
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF
MIAMI, FLORIDA:
Section 1. The plat entitled CENTRAL

County, Florida which subject plat by reference is

Located at N.E. 1 Avenue between
N.E. 20 Street A N.E. 22 Street
A SUBDIVISION IN THE CITY OF MIAMI, FLORIDA
The accompanying Plat entitled CENTRAL - BAY VIEW was prepared
by A. R. Toussaint A Associates, Inc. It is in correct form for
submission to the City Commission and is forwarded with a
recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT.
1. The property platted is a resubdivision of a portion of "Rural
Home", P.B. 2 P.65; "Bay View Addition" P.B. "B" P.107; "West
Bay Side", P.B. 2 P.43 A a portion of N.E. 20th Terrace, N.E.
21st Street and 10` alley in "Rural Home", P.B. 2 P.65, in
Section 25 Township 53S, Rance 41F City of tfii ami , Dade
County, Florida. The area platted consists of tv10 (2) tracts
containing 4.9+ acres. It is zoned CG-1/7 and CG-2/7.
Q. The location of the streets and the widths conform with the
standards of the Department of Public Works of the City of
Miami, Florida.
3. As certified to by Howard C. Gamble, Registered Land Surveyor,
this Plat complies with the plat filing Laws of the State of
Florida.
4. The City Zoning Board of Miami, Florida, after Public Hearing,
has recommended the closing of the West 232.7 feet of
Northeast 21 Street and the West 256.6feet of the East 300 feet
of Northeast 20th Terrace lying east of the Florida East Coast
Railroad right of way and the East 200 feet of the East-West

alley lying in the block bounded by Northeast 22nd Street,
Northeast 2nd Avenue, Northeast 21st Street and the Florida
East Coast Railroad right of way, Tracts A b B. This action
was confirmed by City Commission Resolution No. 87- 398.

The Certi , ;sate of Title Examination dated April 3, 1987,
signed by Thomas J. Matkov, Attorney, indicates that the fee
simple title to the property platted is correctly vested in
John T. Blount, As Trustee and the Plat has been correctly
executed.
6. The area platted is encumbered by mortgages and the mortgage
holders have executed the Plat and joined in its dedications.
7. In accordance with the requirements of Chapter 54, of The Code
of The City of Miami, Florida a Performance Bond in the amount
of $103,000 has been executed by John T. Blount, as trustee
and Florida Power and Light Company Principals, and Safeco
Insurance Company of America Surety. This Bond and the
Surety's Power of Attorney will accompany the Agreement
between the City of Miami, Florida and the Principal to
guarantee the construction of landscaping, asphaltic concrete
• pavement, new sidewalk, new concrete curb and gutter, storm
sewer structures, and the removal of existing sidewalk,
existing curb and gutter, and fence and relocate barricade at
the property platted.
8. The attached Resolution has been prepared for the acceptance
of the Plat by the City Commission of Miami, Florida.
