AN ORDINANCE AMENDING THE MIAMI COMPREHENSIVE NEIGHBORHOOD PLAN AND ADDENDA (SEPTEMSER 1985); FOR PROPERTY LOCATED AT APPROXIMATELY 2575 SOUTHWEST 27TH AVENUE (MORE PARTICULARLY DESCRIBED HEREIN) BY CHANGING DESIGNATION OF THE SUBJECT PROPERTY FROM LOW DENSITY RESIDENTIAL TO COMMERCIAL/RESIDENTIAL USE; MAKING FINDINGS; CONTAINING A REPEALER PROVISION AND A SEVERABILITY CLAUSE. WHEREAS, the Miami Planning Advi of March 180 1987, Item No. 1, foll adopted Resolution No. RECOMMENDING DENIAL of an PAB rd, at its meeting an advertised hearing to 3 vote, to the Miami Comprehensive Neighborhood Plan indy Addend a\1 (September 1985), as hereinafter set forth; but / WHEREA^^S��, cXhngin conditions in the area surrounding the subject prppeY41t s4port the herein changes; and WHERE 'they City Commission after careful consideration of this -.matt re s it advisable and in the best interest of the g eral we fa of the City of Miami and its inhabitants to grant th' C;bmpreh nsive Plan change as hereinafter set forth; OW, THEREFORE, BE IT ORDAINED BY THE COMMISSION OF THE CITY OF MIAMIv FLORIDA: Section 1. The Miami Comprehensive Neighborhood Plan and Addenda (September 1985), is hereby amended by changing the designation of that certain parcel of property located at approximately 2575 Southwest 27th Avenue, the east 355.92 feet less the north, east and south one foot thereof of TRACT A REGINA PARR as recorded in Plat Book 76 at page 59 of the Public Records of Dade County, Florida, from 'low density residential to commerical/residential use. Section 2. It is hereby found that this Comprehensive Plan designation change: a. Is necessary due to conditions; changed or changing
