RCCObtM~NDATI ON It is respectfully rAcommended that the City Commission adopt the attached ordinance amending Chapter 54.5 of the City Code entitled "Subdivision Regulations" by amending Section 54.5 - 12 which specifies design standards for subdivisions. BACKGROUNDt The Department of Public Works has determined that a "T" type turnaround should be permitted on some dead-end streets. Section 54.5 - 12 (A) (4) of the City Code specifies design standards for subdivisions and requires that a cu]-de-sac be constructed at the terminus of a dead-end street adjacent to a new subdivision. There are many existing dead end streets in the City that. are only several hundred feet long and in some cases only the length of the adjacent platted lots or tracts. When the adjacent lots or tracts are re-subdivided, the City Code requires that a cul- de-sac be platted with a street property line diameter of one hundred feet. This requirement, in some cases, renders a proposed lot unbuildable because of the area of land that must be dedicated for construction of the cul-de-sac. The proposed amendment would allow the supervisor of plats and the Plat and Street Committee to allow a deviation from the requirement for a cul-de-sac. Instead, a "T." type turnaround area would be permitted.
