Matty Hirai City Clerk Re: Changes from Residential to Commercial use of 2230-40 S.W. 16 Street. Please, before you remove (3G) and permit a parking lot... How are you planning to guarantee me the continued use of my home, the same safety and quiet enjoyment of my house at 2260 S.W. 16th St., and the home of Mrs. Buckberger at 2250 S.W. 16th Street? Is there a security guarantee? Is there a plan to protect my neighbor and my mother from possible harms or evils that increased "traffic" and people bring to shopping center...including theft and robbery? Will Mr. Perez employ a security guard? Will the City of Miami Police Department patrol the area with increased effort to maintain a residential peace? Has any plan for the parking lot been proposed that fits into the neighborhood's residential use? Trees? Shrubs? Bushes? Has any city expert looked at and approved the layout and design of the parking lot? How many spaces? Where? Curbs? How are you going to assure me that no commercial vehicles will become "residents" in the parking area? What access is planned? Can you guarantee me freedom to get into my carport if cars are backed up getting into the shopping center. rs there any way to control exhaust fumes and gases from - this new concentration of vehicles in the neighborhood? What is the plan to protect neighbors from auto headlights shining into houses after dark. What are your noise restraints and how can you limit the noise pollution? For example, radios and live radio broadcasts or "events" that shopping centers use to attract more "traffic" and customers. How often will the area be cleaned of all loose paper, broken glass, and other debris to prevent it from spreading' into the neighborhood? What is the proposed plan for waste collection, or what is the location of the "waste-dumpster"? 4 1; t 1 I a H 07,10 n/ 87-1067 Will there be any restraints on Sunday? Are there any restraints as to hours of use? How will you light the parking area to provide needed lighting for customers, yet prevent disrupting the sleeping patterns of homeowners? My concerns are for the continued peace and tranquility of the neighborhood, and my mother who lives in the house, and her neighbor, Mrs. Buckberger. The parking lot plan should demonstrate that by removing 3G, and permitting Mr. Perez to build a parking lot, this does = result in the unintentional "taking of my house" along with his long term plans to develop his commercial property. Have you any restrictions on the use of the property, after it is converted to a parking lot? IE...What next? Thank you, Robert H.
