Ladder Company No. 4, Ltd.
Reimbursement/Brickell Promenade
For City Commission Meeting
of December 10, 1987
Proposed Resolution
It is respectfully requested that the City Commission adopt the
attached Resolution authorizing the City Manager to reimburse Ladder
Company No.4, Ltd. the incremental cost difference for implementation
of the adopted Brickell Promenade Design Development Plan in the
amount of $26,932.60 at historic Fire Station No. 4 located at 1000
South Miami Avenue, said payment to be made from funds available from
the Property and Lease Management Enterprise Fund.
BACKGROUND
The Department of Development in cooperation with the Planning
Department has reviewed the modified construction drawings prepared
by Ladder Company No. 4, Ltd. for renovation of historic Fire Station
No. 4 with regard to incorporating specifications of the adopted
Brickell Promenade Design and Development Plan.
Construction of Fire Station No. 4 began August 4, 1986, prior to the
City Commission's adoption of the Brickell Promenade Plan. Ladder
Company No. 4, Ltd., the developer of the fire station renovation for
restaurant reuse, agreed to revise the fire station construction
drawings to include implementation of the Brickell Promenade
specifications as the prototype for future development along the SW
loth Street Brickell Promenade.
The estimated cost of landscaping and site materials based on the
original permitted drawings was $61,532.00. The revised cost
estimate of the landscaping and materials based on the modified
drawings to implement the Brickell Promenade Plan is $86,494.30, a
difference of an additional $26,932.60. The additional cost is
primarily attributable to the higher cost of purchasing Royal Palms
(13 trees) and the paver materials called for in the Brickell
Promenade specifications.
As of December 10, 1987, the renovation of historic Fire Station No.
4 is 83% complete and is anticipated to be 96% complete by year end
based on construction in progress. It is recommended that the
attached Resolution be adopted to reimburse Ladder Company No. 4,
Ltd. for Brickell Promenade site improvements performed to City -owned
property as a part of the renovation of historic Fire Station No. 4.
