Page No. 43 of the Zoning Atlas, made- a part of ordinance No. 9500 by reference and description in Article 3, Section 300 of said Ordinance, is hereby amended to reflect the changes made necessary by these amendments. At the location, there are various retail stores, a gas station, offices, warehouse space, a fast-food outlet and a new retail center. Across 27th Avenue directly to the west is retail center zoned CR-2-7. To the southwest is the Burger King restaurant and parking lot, and small offices. Approximately 100, to the northwest, there is open exposure to U.S. 1 across a city -owned public parking lot, and across U.S. 1, the Metrorail station occupies one corner and retail/industrial buildings the other corner. Across S.W. 27th Lane to the north are small offices, zoned R0-1/4. Additionally, the traffic pattern in the area is not con- ducive to residential use. Noise from traffic on U.S. 1 is loudly evident at all times, since the northwest corner of the subject t border of property is exposed to that highway.
