To change the land use. designation of the''
subject property from Low Density Residential
to Residential/Office.
The Planning Department prepared a study for
S. W. 27th Avenue, south of Dixie Highway. In
it, the proposed designation for thisin
particular property is Residential/Office,
order to allow those properties with exposure
to noise and traffic from'South Dixie Highway,
S. W. 27th Avenue, and S. W. 28th Street,
to
create a buffer for the single family
residential district that lies to the east and
southeast of this property..
One main concern for neighbors and for the
Planning Department during the preparation of
the S. W. 27th Avenue Study was to protect the
residential nei ghborhood east of S. W. 27th
-Avenue and south' of South Dixie Highway.
One way to achieve this protection is to
provide a buffer between the cortmercial and the
residential areas, A Tow intensity office use
provides the necessary separation,
PLANNING ADVISORY BOARD At its meeting of January 6, 1988, the Planning
Advisory Board adopted Resolution PAB 5-88, by
a 8-0 vote, recommending approval of the above.
Two replies in favor and three objections were
received by mail.
At its meeting of February 25, 1988,
CITY COMMISSION the City Commission passed the above
on First Reading.

due to adjacent land use, the street pattern as it relates to Rout
